Abstract

Proyek Pembangunan Gedung Apartemen Menara Rungkut Surabaya dibangun 15 lantai dengan luas bangunan 17.088 m² yang berlokasi di Jalan K. Abdul Karim 37–39, Rungkut, Kota Surabaya, dengan konstruksi beton bertulang. Pada proyek pembangunan ini diperlukan perhitungan rencana anggaran biaya dan waktu untuk mengetahui besarnya biaya yang diperlukan serta durasi pelaksanaan pembangunan proyek. Oleh karena itu, tugas akhir ini menggunakan bangunan tersebut sebagai objek untuk merencanakan biaya dan waktu pelaksanaan pada lantai 1 hingga lantai 4. Untuk merencanakan biaya, perlu ditentukan metode pelaksanaan dan durasi pekerjaan terlebih dahulu. Oleh sebab itu, diperlukan perhitungan volume pekerjaan dan nilai produktivitas setiap jenis pekerjaan. Durasi pekerjaan diperoleh dari perhitungan volume dibagi produktivitas. Nilai produktivitas mengacu pada Soedrajat (1984), Analisa (Cara Modern) Anggaran Biaya Pelaksanaan, sedangkan nilai referensi harga mengacu pada Harga Satuan Dasar Surabaya. Hasil perhitungan tersebut kemudian digunakan sebagai input pada aplikasi Microsoft Project untuk menyusun jadwal setiap pekerjaan. Berdasarkan hasil analisis, diperoleh rencana anggaran biaya untuk pekerjaan struktur utama pada proyek ini sebesar Rp11.093.453.977,00 dengan waktu pelaksanaan pembangunan selama 97 hari. The Construction Project of Menara Rungkut Apartment Building in Surabaya consists of 15 floors with a total building area of 17,088 m², located at Jalan K. Abdul Karim 37–39, Rungkut, Surabaya, and constructed using reinforced concrete. This construction project requires the calculation of the cost budget and construction duration to determine the total cost required and the time needed to complete the project. Therefore, this final project uses the building as the object of study to plan the construction costs and schedule for floors 1 to 4. To prepare the cost estimate, the construction methods and work durations must first be determined. The calculation begins with determining the work volume and productivity for each type of work. The work duration is calculated by dividing the work volume by productivity. The productivity values refer to Soedrajat (1984), Analisa (Cara Modern) Anggaran Biaya Pelaksanaan, while the price references are based on the Surabaya Basic Unit Price. The calculation results are then used as input for Microsoft Project to develop the schedule for each activity. Based on the analysis, the estimated budget for the main structural works is Rp11,093,453,977.00, with a construction duration of 97 days.
