Abstract

Meningkatnya kebutuan hunian di Surabaya yang tidak
diimbangi dengan ketersediaan tanah mengakibatkan harga
hunian sangat tinggi, hal ini yang melatar belakangi
dibangunnya hunian vertical atau yang disebut apartement.
Maraknya pembangunan apartemen membuat persaingan sangat
tinggi, untuk menarik konsumen lebih banyak PT Gunawangsa
Kreasindo mengembangkan apartement dengan konsep berbeda
yaitu memadukan apartemen dengan condotel, apartement
Gunawangsa Merr adalah salah satu proyek yang saat ini sedang
berjalan di jl. Kedung Baruk 96 Surabaya .
Mengingat besarnya dana yang dibutuhkan untuk investasi
pembangunan apartement Gunawangsa Merr, maka di perlukan
studi kelayakan investasi untuk mengetahui apakah investasi yang
dilakukan PT Gunawangsa Kreasindo layak diteruskan atau
tidak. Analisa tingkat pengembalian Investasi Apartemen
Gunawangsa Merr dengan menggunakan metode Net Present
Value (NPV), Internal Rate of Return (IRR), dan
ProfitabilityIndex(PI). Pendapatan bersih tiap tahun diperoleh
dari penjualan unit kamar apartemen, kios, perkantoran dan
condotel selain itu ada pendapatan pembagian pendapatan
penyewaan kondotel dengan pemilik condotel, investor dan
pengelola (30%,35%,35%). Masa investasi proyek apartemen
Gunawangsa Merr yaitu 10 tahun.. Dari analisa perhitungan

data diharapkan dapat mengetahui kelayakan Proyek Apartement
Gunawangsa Merr dari segi finansial.
Setelah dilakukan analisa kelayakan Net Present Value
(NPV) yang diperoleh hasil Rp 5,758,776,077 sehingga
dinyatakan layak , metode Profitability Index (PI) diperoleh hasil
0.36 < 1 dinyatakan tidak layak, dan metode Internal Rate of
Return (IRR) diperoleh hasil sebesar 19.55% > MARR sehingga
dinyatakan layak.
Dari hasil analisa sensitivitas proyek apartemen
Gunawangsa bisa layak apabila MARR naik ≤ 7.21%, Harga
penjualan unit apartemen, kondotel, dan sewa kondotel turun
sebesar ≤ 1.44%, tariff listrik tidak naik sebesar ≤ 14.57 % dan
biaya investasi naik ≤ 1.62%.

The growing need of residence in Surabaya that is not
aligned with the land availability makes residence in very high
price, this is the reason why the people build vertical residence
which is called apartment. Many of apartment constructions make
competition high. To attract more consumers, PT Gunawangsa
Kreasindo develops a different concept apartment which is
combined with condotel, Gunawangsa Merr apartment is one of
the current projects on Jl. Kedung Baruk 96 Surabaya. The
amount of funds needed for the construction investment of
Gunawangsa Merr apartment should take investment feasibility
study to determine whether the PT Gunawangsa Kreasindo
investment is feasible to do or not.
The return rate analysis of Gunawangsa Merr apartment
investment uses the Net Present Value (NPV), Internal Rate of
Return (IRR), and Profitability Index (PI) method. Annual net
income is derived from the sale of apartment bedrooms, stalls,
offices and condotels. moreover there is income revenue sharing
from the condotel rent with condotel owners, investors and
managers (30%,35%,35%). Investment period of Gunawangsa
Merr apartment project is 10 years. From the data calculation
analysis, it is expected to determine the feasibility of Gunawangsa
Merr apartment project in financial terms.

From the feasibility analysis of Net Present Value (NPV) is
obtained Rp 5,758,776,077 so it is feasible, Profitability Index
(PI) method is obtained 0.36 < 1 so it is not feasible, and Internal
Rate of Return (IRR) method is obtained 19.55% <MARR so it is
feasible.
From the sensitivity analysis results of Gunawangsa Merr
apartment project could be feasible if MARR rises by < 7.21%,
unit sale price of apartment, condotel and condotel rent fall by ≤
1.44%, electricity tariff does not rise by ≤ 14.57 % and the
investment cost rises by ≤ 1.62%.
