Abstract

Saat ini perkembangan bisnis properti di Surabaya kian marak terutama bangunan mix-used. Yaitu konsep bangunan yang menyatukan hunian dan pusat perbelanjaan secara terpadu. Pembangunan mix-used yang ditinjau dalam tugas akhir ini adalah My Tower di kawasan SIER (Surabaya Industrial Estate Rungkut) tepatnya di jalan Rungkut Industri Raya No. 4, Surabaya. Berada di lahan seluas 7.835 m2 , terdiri dari bangunan apartemen, hotel, dan mall. Bangunan ini direncanakan mulai beroperasi akhir bulan Agustus tahun 2016, maka akan terjadi perubahan tata guna lahan dari pabrik menjadi apartemen, hotel dan mall yang mempengaruhi kondisi lalu lintas eksisting pada ruas jalan dan persimpangan terdekat. Proses pengerjaaan tugas akhir ini meliputi analisa kinerja lalu lintas ruas jalan dan persimpangan kondisi eksisting sesuai PKJI 2014, analisa bangkitan dan tarikan kendaraan My Tower saat beroperasi, analisa kinerja ruas jalan dan persimpangan akibat pembebanan volume bangkitan dan tarikan My Tower saat beroperasi dan 5 tahun ke depan, manajemen lalu lintas saat tahun ke 5 My Tower beroperasi, serta analisa kebutuhan ruang parkir pada My Tower. Hasil analisa kinerja lalu lintas eksisting pada tahun 2016 didapatkan derajat kejenuhan (DJ) tertinggi yaitu simpang 3 bersinyal Jl. Raya Kendangsari Industri - Jl. Jemur Andayani-Jl. Raya Kendangsari saat puncak pagi pada pendekat Jl. Raya Kendangsari Industri (belok kanan) sebesar 1,130. Setelah tahun ke 5 (2021) My Tower beroperasi, DJ pada simpang tersebut menjadi 1,439 tidak sesuai dengan PKJI 2014 dimana DJ < 0,85. Lalu dilakukan manajemen lalu lintas berupa pelebaran jalan dan pengaturan waktu sinyal, DJ menurun menjadi 0,843. Sehingga mampu lebih baik dari kondisi eksisting. Untuk hasil analisa kebutuhan ruang parkir My Tower direncanakan sebesar 278 SRP untuk mobil dan 375 SRP untuk sepeda motor. Setelah dilakukan analisa antrian FIFO, diketahui bahwa tidak terjadi antrian kendaraan pada pintu masuk dan keluar parkir. ========== Currently the development of property business in Surabaya gathering popularity especially mix-used building. That is the concept which unites residential buildings and shopping centers in an integrated manner. Mix-used development are reviewed in this final project is My Tower in the SIER (Surabaya Industrial Estate Rungkut) exactly on Jl Rungkut Industri Raya No. 4, Surabaya. Located in an area of 7835 m2, consisting are apartment buildings, hotels, and malls. The building is planned to start operating in late August 2016, there will be a change of land use from the factory into apartments, hotels and malls that affect the existing traffic conditions on the road and the nearest intersection. The process of this final project includes performance analysis of the traffic roads and intersections in existing conditions according PKJI 2014, analysis of generation and traction vehicles during My Tower operation, performance analysis of roads and intersections due to the imposition of generation and traction volume while My Tower operation and next 5 years, traffic management when 5th years of My Tower operation, and the analysis of requirements parking spaces in My Tower. The results of analysis existing traffic performance in 2016 obtained the highest degree of saturation (DJ) in signalized intersection Jl. Raya Kendangsari Industri - Jl. Jemur AndayaniJl. Raya Kendangsari when the morning peak on closers Jl. Raya Kendangsari Industry (turn right) is 1,130. After 5th years (2021) My Tower operations, DJ on this intersection becomes incompatible with PKJI 2014 is 1,439 which DJ < 0,85. By doing traffic management such as road widening and signal timing, DJ decreased to 0,843. So it can be better than existing condition. For the requirements of My Tower parking space is planned the new parking spaces that 278 SRP for cars and 375 SRP for motorcycles. After queue analysis by FIFO, it is known that there is no queue of vehicles on the entrance and exit of parking.
