Abstract
PDB Nasional dan PDRB Propinsi Jawa Timur memperlihatkan tren yang meningkat. Peningkatan tersebut terjadi karena didukung oleh peningkatan beberapa makro industri seperti industri kreatif, industri real estate, dan lainnya. Hal ini menunjukkan kondisi ekonomi yang baik di Propinsi Jawa Timur. Sementara peningkatan jumlah rumah tangga baru terus meningkat mengakibatkan kebutuhan kepemilikan rumah terus meningkat dan backlog rumah di Jawa Timur masih tinggi diatas sekitar 1.000.000 unit rumah setiap tahunnya dan jumlah permintaan desain arsitek sekitar 15.000 desain, sehingga kebutuhan akan jasa arsitektur untuk membuat desain rumah atau bangunan masih ada, sementara jumlah penyedia jasa desain arsitek sekitar 637 pelaku usaha. Oleh karena itu, perlu dilakukan analisa lebih lanjut dengan melakukan analisa studi kelayakan investasi dalam mendirikan usaha jasa desain arsitektur. Analisa investasi dilakukan dengan membuat model bisnis berbasis BMC dan menganalisa dari beberapa aspek yaitu aspek finansial dan aspek non finansial (aspek pasar dan pemasaran, aspek operasional, dan aspek manajemen). Penelitian ini menggunakan metode kualitatif, dimana pengambilan data dilakukan dengan cara diskusi (FGD), wawancara, dan melalui literatur. Dengan melakukan studi kelayakan investasi berdasarkan model bisnis BMC, diperoleh nilai modal investasi sebesar Rp. 407.500.000 dan modal awal operasional untuk enam bulan sebesar Rp. 454.000.000, sedangkan untuk nilai revenue stream sebesar Rp. 1.391.000.000 dan nilai cost structure sebesar Rp. 1.370.000.000 sehingga business model canvas dianggap layak. Kelayakan investasi dari analisis finansial memperlihatkan nilai payback periode (PP) sebesar 11 bulan 22 hari atau kurang dari satu tahun, profitability index sebesar 5,88; net present value (NPV) sebesar Rp. 1.594.825.636 dan internal rate of return sebesar 105,24%.

National GDP and East Java Province GRDP show an increasing trend. The increase occurred because it was supported by an increase in several macro-industries such as the creative industry, real estate industry, and others. This shows good economic conditions in East Java Province. While the increase in the number of new households continues to increase, the need for home ownership continues to increase and the backlog of homes in East Java is still high above around 1,000,000 housing units every year and demand of architect design are about 15.000 every year, while the number of architect design service providers is around 637 consultants. Therefore, further analysis is needed by analyzing the investment feasibility study in establishing an architectural design service business. Investment analysis is done by making the business model based on BMC and analyzing from several aspects such as financial aspects and nonfinancial aspects (market and marketing aspects, operational aspects, and management aspects). This study uses qualitative methods, where data collection is done by means of discussion (Focus Group Discussion), interviews, and through literature. By conducting an investment feasibility study based on the BMC business model, an investment capital value is Rp. 407,500,000 and initial operational capital for six months amounting to Rp. 454,000,000, while the revenue stream value is Rp. 1,391,000,000 and the value of the cost structure is Rp. 1,370,000,000 so that the business model canvas is considered feasible. The investment feasibility of the financial analysis shows the value of the payback period (PP) is 11 months 22 days or less than one year, profitability index is 5.88; net present value (NPV) is Rp. 1,594,825,636 and an internal rate of return is 105.24%.
