Abstract
Proyek konstruksi merupakan suatu rangkaian kegiatan
yang dilakukan dengan lingkup pekerjaan, waktu dan biaya
tertentu sesuai perjanjian antara pemilik proyek (owner) dengan
pelaksana (kontraktor). Namun pada kenyataannya di lapangan,
sering terjadi keterlambatan waktu pekerjaan yang tidak dapat
dilaksanakan oleh pelaksana sesuai dengan waktu yang telah
direncanakan.
Pada tugas akhir ini dilakukan analisa waktu dan biaya
yang optimum dengan mengaplikasikan metode time cost trade
off untuk studi kasus pembangunan Terminal Petikemas Kalibaru
Tahap I yang berlokasi di Cilincing, Jakarta Utara. Analisis
dilakukan untuk mempersingkat waktu proyek dengan
penambahan biaya yang seminimal mungkin.
Dari analisa yang telah dilakukan, untuk menyelesaikan
sisa pekerjaan yang ada, biaya bertambah sebesar Rp
78,001,557,826.86 dari Rp 9.017.853.688.889,76 menjadi Rp
9.095.855.246.716,62 dengan pengurangan durasi selama 390
hari pada sisa pekerjaan sehingga proyek dapat tetap selesai
dengan durasi 1500 hari. Oleh karena itu, diperkirakan proyek
akan selesai tepat waktu yaitu pada 30 November 2016.

The construction project is a series of activities
performed with the scope of work, time and certain expenses as
the agreement between the project owner with implementers
(contractors). But the reality in project area, some work can not
been done by the executor in accordance with the time that has
been planned.
In this final project the optimum time and cost by
applying the method of time cost trade off for case study
development of Kalibaru Container Terminal Phase I, located in
Cilincing, North Jakarta. The analysis was conducted to shorten
the project by adding the costs to a minimum.
From the analysis that has been done, to complete the
remaining work, the cost increased by Rp 78,001,557,826.86
from Rp 9,017,853,688,889.76 to Rp 9,095,855,246,716.62 with
reduced duration of 390 days in the rest of the work so that the
project can still finish with a duration of 1500 days. Therefore ,
the project is expected to be completed on time, excactly on
November 30th 2016.
