Abstract

Salah satu langkah yang dapat dilakukan untuk mengurangi dampak yang besar dari sektor bangunan gedung terhadap lingkungan adalah dengan konsep bangunan ramah lingkungan atau biasa disebut dengan konsep green building. Seiring dengan meningkatnya minat global terhadap konsep sustainability, pembangunan green building di Indonesia diharapkan akan semakin meningkat. Karena biaya adalah salah satu fokus perhatian paling penting dalam mempromosikan bangunan hijau, maka perlu dilakukan analisis perbandingan life cycle cost pada green building dan conventional building untuk memberikan pemahaman yang lebih jelas tentang dampak biaya keseluruhan yang ada pada gedung hijau dibandingkan dengan gedung konvensional selama siklus hidupnya serta keuntungan yang didapatkan. Pada penelitian ini dilakukan survey pendahuluan untuk menentukan obyek penelitian yaitu green building dan conventional building sebagai gedung kantor pemerintah yang memiliki karakteristik fisik dan kinerja yang serupa dengan mempertimbangkan umur bangunan, luas bangunan, dan jumlah pegawai yang menempati gedung tersebut. Selanjutnya dilakukan pengumpulan data yang berkaitan dengan life cycle cost. Analisis life cycle cost dilakukan dengan pendekatan Present Worth dengan present time/tahun ke-0 pada 2014, discount rate 4.79%, umur siklus 50 tahun, dan analisis perbandingan dinormalisasi dalam biaya per m2. Komponen biaya untuk mengetahui biaya siklus hidup gedung tersebut adalah: Biaya Awal (Desain dan Supervisi, Manajemen Konstruksi, Konstruksi), Biaya Operasi dan Pemeliharaan, Biaya Energi dan Air, dan Nilai Sisa. Life cycle cost pada green building adalah sebesar Rp247,646,394,194 (kasus bangunan dihapuskan) dan Rp226,184,717,383 (kasus bangunan dimanfaatkan kembali), dan pada conventional building adalah sebesar Rp403,815,360,299 (kasus bangunan dihapuskan) dan Rp360,637,908,128 (kasus bangunan dimanfaatkan kembali). Hasil analisis perbandingan menunjukkan bahwa sepanjang siklus hidupnya dampak biaya green building lebih rendah 0.52% dibandingkan conventional building pada kasus bangunan dihapuskan dan 1.71% lebih tinggi pada kasus bangunan dimanfaatkan kembali. Penghematan Biaya Energi dan Air aktual green building sepanjang tahun 2015-2019 adalah sebesar Rp13.816.468.354,00, dan pengurangan emisi gas rumah kaca (GRK) adalah sebanyak 10.559 ton CO2.

One of the efforts to reduce the large impact of building sectors on the environment is the concept of environmentally friendly building known as green buildings. As global interest in the concept of sustainability increases, green building development in Indonesia is expected to increase. Cost is one of the most important focus for promoting green buildings, so it is necessary to conduct a comparative analysis of life cycle cost in green building and conventional building to provide a clearer understanding of the life cycle cost structure of a green building compared to conventional building and the benefit of it. In this study a preliminary survey was conducted to determine the object of research, namely the green building and conventional building as a government office building that has similar physical and performance characteristics by considering the age of the building, building area, and the number of employees occupying the building. Then data related to the life cycle cost were collected. Life cycle cost analysis was performed using the Present Worth Method with a present time of 2014, discount rate of 4.79%, life cycle of 50 years, and comparative analysis normalized in cost per meter square. The cost components to determine the building's life cycle costs are: Initial Costs (Design and Supervision, Construction Management, Construction), Operation and Maintenance Costs, Energy and Water Costs, and Salvage Value. Life cycle cost in green building are IDR247,646,394,194 (case of building to be demolished) and IDR226,184,717,383 (case of building to be reused), and in conventional building are IDR403,815,360,299 (case of building to be demolished) and IDR360,637,908,128 (case of building to be reused). The results of the comparative analysis show that throughout its life cycle the impact of green building costs is 0.52% lower than conventional buildings in the case of buildings being demolished and 1.71% higher in the case of buildings being reused. The actual Energy and Water Cost Savings of green building during 2015-2019 amounted to Rp13,816,468,354.00, and the reduction in greenhouse gas (GHG) emissions of 10,559 tons of CO2.
