Abstract
Proyek Pembangunan Gedung Office Capital Square merupakan salah satu bagian dari Gedung Capital Square yang terletak di Jl. HR. Muhammad no. 3, 5, 7 Surabaya yang memiliki konsep bangunan superblock diatas tanah seluas 1.8 hektar. Pada lantai 1 sampai dengan 8 akan dibangun sebaga Mall Plaza sedangkan Office Capital Square memiliki 26 lantai yang dimulai dari lantai 9 sampai dengan lantai 35 dan luas bangunan 10.440m2. Capital Square ini merupakang proyek yang dimiliki oleh PT. Greenwood Sejahtera Tbk, dengan Kontrator Pelaksana PT. Nusa Raya Cipta Tbk, Dengan konsultan Struktur yaitu CV. Benjamin Gideon & Association.
Tugas akhir ini menggunakan referensi dari Analisa Harga Satuan Pekerjaan (AHSP) Permen PUPR 28/2016 dan Ir. Soedrajat dengan judul Modern Analisis Biaya Konstruksi. Data yang didapatkan dari proyek tersebut berupa kurva S, gambar konstruksi proyek dan rencana anggaran biaya. Metode konstruksi yang akan digunakan adalah metode Jalur Kritis (Critical Path Method - CPM). Dalam menghitung waktu, dimulai dari kapasitas produksi, produktivitas, durasi dan penyusunan jadwal setiap pekerjaan dimana hal ini dilakukan dengan menggunakan alat bantu Ms. Project.
Biaya konstruksi dapat ditentukan berdasarkan daftar harga dari harga Satuan Pokok kegiatan (HSPK) Surabaya 2019 dan daftar harga sesuai di lapangan. Total biaya konstruksi dapat dibangun dengan menggunakan perangkat lunak aplikasi Ms Project dengan masukan dari setiap pekerjaan termasuk metode konstruksinya. Berdasarkan hasil dari Ms Project didapatkan waktu pelaksanaan tidak melebihi batasan waktu pekerjaan 250 hari dengan total biaya konstruksi sebesar Rp. 22.153.814.015,- (Dua Puluh Dua Miliar Seratus Lima Puluh Tiga Juta Delapan Ratus Empat Belas Ribu lima belas Rupiah).

The Capital Square Office Building Construction Project is one part of the Capital Square Building located on Jl. HR. Muhammad no. 3, 5, 7 Surabaya which has a superblock building concept on 1.8 hectares of land. On the 1st to 8th floors will be built as Mall Plaza while Office Capital Square has 26 floors starting from the 9th floor to the 35th floor and the building area is 10.440m2. This final project uses a reference from the Work Unit Price Analysis (AHSP) of PUPR 28/2016 and Ir. Soedrajat with the title Modern Analysis of Construction Costs. Data obtained from the project are in the form of S curves, project construction drawings and budget plans. The construction method that will be used is the Critical Path Method (CPM). In calculating time, starting from the production capacity, productivity, duration and scheduling of each job where this is done using Ms. tools. Project.
Construction costs can be determined based on the price list from the price of the Surabaya 2019 Principal Activity (HSPK) and the corresponding price list in the field. The total construction cost can be built using Ms Project application software with input from each work including the construction method. Based on the results of Ms Project, it was found that the implementation time did not exceed the 250-day work time limit with a total construction cost of Rp. 22.153.814.015,- (Twenty Billion Nine Hundred Ninety Eight Million Eight Hundred Six Thousand Four Hundred Forty One Rupiah)
