Abstract
Proyek pembangunan gedung Maritime Tower
dilaksanakan untuk mempermudah urusan pelayanan jasa
kepelabuhan di Indonesia seperti operator pelabuhan, bea cukai,
shipping line dan pihak lain saling terpadu di satu tempat.
Gedung Maritime Tower akan dibangun dua gedung dengan
ketinggian lantai yang berbeda. Gedung pertama memiliki
ketinggian 6 lantai dan gedung kedua memiliki ketinggian 24
lantai. Dalam pembangunan gedung tersebut menggunakan tiang
pancang, tetapi berdasarkan peraturan lingkungan tidak
diizinkan untuk menggunakan tiang pancang dengan memancang
atau dengan cara injeksi. Sehingga, diperlukan alternatif pondasi
lain yang tidak mengganggu lingkungan.
Pada tugas akhir ini, pembangunan gedung 6 lantai akan
direncanakan dengan dua alternatif, yaitu dengan menggunakan
pondasi dangkal dan pondasi dalam. Untuk perencanaan pondasi
dangkal, direncanakan dengan pondasi rakit dengan adanya
perbaikan tanah dengan preloading kombinasi PVD.
Perencanaan preloading dilakukan dengan menghitung tinggi
surcharge timbunan yang ekuivalen dengan beban bangunan
gedung tersebut. Untuk alternatif lain, perencanaan gedung 6
lantai dilakukan dengan menggunakan pondasi dalam jenis bored
pile tanpa adanya perbaikan tanah. Untuk perencanaan gedung
24 lantai direncanakan dengan pondasi dalam bored pile.
Dari hasil analisa yang dilakukan, Perencanaan pondasi
rakit dengan perbaikan tanah dibutuhkan biaya sebesar
Rp. 10.911.251.237. Untuk perencanaan alternatif pondasi
dengan pondasi bored pile,gedung 6 lantai Rp. 8.227.707.593
dan gedung 24 lantai dibutuhkan biaya sebesar
Rp.10.132.03.365.

The Maritime Tower building project was carried out to
facilitate port services in Indonesia, such as port operators,
customs, shipping lines and other parties being integrated in one
place. The Maritime Tower building will be built in two buildings
with different floor heights. The first building has a height of 6
floors and the second building has a height of 24 floors. In the
construction of the building using piles, but based on
environmental regulations it is not permitted to use piles by
staking or by injection. So, we need another alternative
foundation that does not disturb the environment.
In this final project, the construction of a 6-story building
will be planned with two alternatives, by using
shallow foundation and deep foundation. For shallow foundation
planning, foundation planned with a raft foundation with soil
improvement with PVD combination preloading. Preloading
planning is done by calculating the surcharge height of the
embankment which is equivalent to the load of the building. As
another alternative, the 6-storey building planning is carried out
using a bored pile foundation without any soil improvement. The
24-storey building plan is planned with the foundation bored pile.
From the results of the analysis carried out, planning a
raft foundation with soil improvement requires a fee of
Rp. 10,911,251,237. For alternative foundation planning with
bored pile foundation, 6 floor building Rp. 8,227,707,593 and a
24-story building required a fee of Rp. 10.132.03.365
