Abstract
Agen properti adalah sebuah pekerjaan yang mempunyai tugas sebagai perantara investor/pembeli dengan penjual properti (rumah, apartemen, ruko, hotel, villa, dll). Pertumbuhan jumlah penduduk di Kota Surabaya dan banyaknya penduduk yang berpindah dari Surabaya ke luar kota atau sebaliknya membuat kebutuhan untuk mencari/menjual tempat tinggal di Surabaya semakin meningkat, hal ini membuat peluang pekerjaan agen properti menjadi pekerjaan yang menjanjikan. Namun dalam pekerjan agen properti, sering sekali ditemukan kejadian-kejadian yang tidak diinginkan sehingga membuat proses sewa atau jual-beli properti gagal dilakukan. Oleh karena itu, penelitian ini dilakukan untuk melakukan analisis risiko-risiko yang terjadi pada kegiatan jual-beli properti yang terdiri dari aktivitas pra-closing, closing, dan pasca-closing.
Proses identifikasi risiko dilakukan dengan melakukan identifikasi kemungkinan terjadinya kegagalan pada setiap aktivitas kerja agen properti yang dimodelkan dengan IDEF∅. Langkah selanjutnya melakukan analisis, penilaian, dan evaluasi risiko dengan basis standar manajemen risiko ISO 31000 dan pendekatan Failure Mode and Effect Analysis (FMEA). Seluruh risiko kemudian diberikan penilaian dan selanjutnya dikategorikan kedalam tiga level risiko, yaitu, high risk, moderate risk, dan low risk. Dari hasil kategorisasi tersebut dilakukan langkah perancangan dashboard profil risiko sebagai pedoman kepada para agen properti khususnya untuk agen properti baru untuk lebih siap dalam menghadapi risiko-risiko yang mungkin muncul dalam pekerjaan agen properti.
Berdasarkan hasil identifikasi, didapatkan 149 kombinasi risiko dari 116 risiko yang teridentifikasi dari 84 aktivitas kerja agen properti. Dari hasil kategorisasi risiko, 12% kombinasi risiko tergolong high risk, 50% tergolong moderate risk, dan 38% tergolong low risk. Proporsi usulan langkah penanganan risiko prioritas adalah 4% transfer, 9% mitigate, 8% avoid, dan 79% accept. Sedangkan proporsi langkah penanganan untuk seluruh risiko, yang digunakan sebagai input dashboard profil risiko agen properti adalah 71% mitigate, 17% avoid, dan 12% transfer.

A property agent is a job that has the duty as an intermediary between investors/buyers and property sellers (houses, apartments, shop houses, hotels, villas, etc.). The population growth in the city of Surabaya and the large number of people moving from Surabaya to outside the city or vice versa make the need to find/sell a place to live in Surabaya increasing, this makes property agent job opportunities a promising job. However, in the work of property agents, undesirable events are often found, which makes the process of renting or buying and selling property fail. Therefore, this study was conducted to analyze the risks that occur in property buying and selling activities which consist of pre-closing, closing, and post-closing activities.
The risk identification process is carried out by identifying the possibility of failure in each property agent business process modeled with IDEF∅. The next step is to analyze, assess, and evaluate risk based on ISO 31000 risk management standards and the Failure Mode and Effect Analysis (FMEA) approach. All risks are then assessed and further categorized into three risk levels, namely, high risk, moderate risk, and low risk. From the results of this categorization, steps are taken to design a risk profile dashboard as a guide for property agents, especially for new property agents to be better prepared in dealing with risks that may arise in the work of property agents.
Based on the identification results, there were 149 risk combinations from 116 identified risks from 84 property agent work activities. From the results of risk categorization, 12% of the combined risk is classified as high risk, 50% is classified as moderate risk, and 38% is classified as low risk. The proportion of the proposed priority risk handling steps is 4% transfer, 9% mitigate, 8% avoid, and 79% accept. Meanwhile, the proportion of handling steps for all risks, which are used as input to the property agents risk profile dashboard, are 71% mitigate, 17% avoid, and 12% transfer.
