Abstract
Gedung Grand Stand Apartment Surabaya merupakan bangunan residensial yang konstruksi strukturalnya menggunakan metode cast-in-situ atau cor ditempat. Meninjau potensi penggunaan beton pracetak yang dikenal mampu mereduksi limbah dan biaya konstruksi, Gedung Grand Stand Apartment memiliki potensi untuk dikembangkan dari sisi metode pelaksanaan konstruksinya dengan menggunakan metode beton pracetak. Atas dasar tersebut, penulis merencanakan ulang Gedung Grand Stand Apartment Surabaya dengan menggunakan metode beton pracetak yang memiliki potensi untuk mengurangi limbah dan biaya konstruksi tanpa mengubah mutu rancangan.
Dalam perencanaan ulang Gedung Grand Stand Apartment Surabaya, penulis mengubah jumlah lantai dari yang semula 31 lantai menjadi 21 lantai. Sistem struktur yang digunakan adalah sistem ganda kombinasi sistem rangka pemikul momen khusus dengan dinding geser beton bertulang.
Perencanaan elemen beton pracetak pada tugas akhir ini akan mengacu pada beberapa standar yang berlaku di Indonesia, seperti SNI 1726:2019, SNI 1727:2020, dan SNI 2847:2019. Dan untuk menambah referensi mengenai standar pelaksanaan dan pengelolaan komponen pracetak, digunakan PCI Handbook 2004.
Elemen beton yang dimodifikasi menggunakan metode pracetak adalah elemen pelat, balok, dan kolom dengan metode sambungan basah dengan bantuan rebar coupler dan splice sleeve untuk sambungan komponen pracetak. Komponen beton selain kolom akan difabrikasi dalam bentuk pracetak berbentuk half-slab dan half-beam yang akan diberi tambahan cor basah di atasnya ketika sudah berada di tempat akhir untuk membentuk sambungan yang monolit.

The Grand Stand Apartment Surabaya building is a residential building whose structural construction uses the cast-in-situ or cast-in-place method. Considering the potential use of precast concrete which is known to be able to reduce waste and construction costs, the Grand Stand Apartment Building has potential to be developed in terms of the construction method by using precasted concrete. On this basis, the authors re-planned the Grand Stand Apartment Surabaya with the intention of producing a new design that has the potential to reduce construction duration and be efficient without compromising the quality of the original design.
In the redesign of the Grand Stand Apartment Surabaya, the number of floors changed from the original 31 floors to 21. The structural system used in this redesign is the dual-system, which is a combination of double moment resisting frames accompanied by shear walls.
The planning of precast concrete elements in this final project will refer to several standards that apply in Indonesia, such as SNI 1726:2019, SNI 1727:2020, and SNI 2847:2019. And to add references of construction method and precasted concrete handling, the authors uses PCI Handbook 2004. Modified concrete elements using the precast method are plate, beam, and column elements with the wet connection method and connection assistance by rebar coupler and splice sleeve. Concrete elements exceptionally the columns, are fabricated as a half-slab and half-beam those will be added by another volume of wet concrete to create a monolite connection.
