Abstract

Dalam rangka menekan tingginya angka backlog rumah di Indonesia, pemerintah memberikan skema kredit kepada masyarakat maupun perusahaan developer perumahan sebagai pembiayaan kepemilikan maupun pembangunan rumah. Skema kredit berhubungan dengan adanya bunga bank, tidak jarang mayoritas masyarakat Indonesia yang beragama Islam memperhatikan kehalalan kepemilikan rumah mereka. Sejak tahun 2016, perusahaan developer perumahan pure syariah (DPPS) mulai berkembang di Indonesia. Dalam menjalankan bisnisnya, perusahaan ini tidak melibatkan bank dalam pendanaan proyeknya. Sehingga, Sebagian besar pendanaan perusahaan berasal dari pelanggan. PT XYZ merupakan salah satu perusahaan DPPS di Indonesia. Saat ini perusahaan belum memiliki dokumentasi proses bisnis yang dapat menjadi acuan kerja perusahaan. Oleh karena itu, pada penelitian kali ini akan dilakukan evaluasi proses bisnis pada perusahaan DPPS PT XYZ dengan menggunakan metode IDOV-six sigma. Penelitian ini bertujuan untuk melakukan evaluasi dan menyusun usulan proses bisnis pada perusahaan DPPS PT XYZ dengan menggunakan pendekatan six sigma IDOV. Berdasarkan analisis suara pelanggan pada tahapan identify, teridentifikasi sepuluh suara pelanggan. Pada tahapan define, teridentifikasi sebelas elemen kritis pada desain alur proses bisnis perusahaan DPPS. Pada tahapan optimize, teridentifikasi lima jenis risiko dari desain proses bisnis. Pada tahapan verify, disusun rencana pengawasan proses bisnis perusahaan developer perumahan pure syariah.

To reduce the high number of housing backlogs in Indonesia, the government provides credit schemes to the public and housing development companies as financing for home ownership and construction. Credit schemes are related to bank interest. Often, the majority of Muslims in Indonesia are concerned with whether their house ownership is halal. Since 2016, pure sharia housing companies (DPPS) have begun to develop in Indonesia. This company does not involve banks in project funding. Most of the company's funding comes from customers. PT XYZ is one of the DPPS companies in Indonesia. Currently, the company does not have business process documentation that can be used as a reference for the company's work. Therefore, in this study, a business process evaluation will be carried out at the PT XYZ DPPS company using the IDOV-six sigma method. This study aims to evaluate and design a business process proposal at PT XYZ using the six sigma-IDOV approach. Based on voice of customer (VoC) analysis at the identify stage, ten VoC were identified. In define stage, eleven critical elements are identified in the design of the business process flow of DPPS company. In optimize stage, five types of risks were identified from the business process design. In verify stage, a process control plan was made to control the implementation of the proposed business process.
