Abstract

Bangunan yang digunakan sebagai studi dalam penulisan proyek akhir berjudul “Perencanaan Biaya dan Waktu Pelaksanaan pada Proyek Pembangunan Asanka Building Yogyakarta” adalah sebuah gedung perkantoran yang berlokasi di Nanggulan, Maguwoharjo – Yogyakarta. Bangunan Asanka Building Yogyakarta terdiri dari 9 ( Sembilan ) lantai dan memiliki luas total 1.069 m2 dan dibangun oleh PT. Cipta Graha Kanaka. Struktur yang ditinjau dalam proyek akhir ini adalah struktur bawah dan struktur atas. Struktur bawah terdiri dari pondasi borepile, pondasi spunpile, pile cap, dan tie beam. Sementara
untuk struktur atas yang ditinjau antara lain adalah retaining wall, kolom, balok, pelat, shear wall dan tangga. Selutuh pekerjaan beton dilakukan menggunakan metode cast in-situ. Untuk perhitungan waktu pekerjaan, dihitung berdasarkan volume pekerjaan, produktivitas, durasi pekerjaan dan kebutuhan pekerjan tiap item pekerjaan. Sedangkan untuk perhitungan biaya meliputi harga material, upah pekerja, dan harga alat yang digunakan. Harga yang digunakan adalah Harga survey lapangan di Yogyakarta. Untuk penjadwalan item pekerjaan dilakukan menggunakan software bantu yaitu Microsoft Project. Hasil akhir dan proyek akhir ini adalah rekapitulasi anggaran biaya dan waktu pelaksanaan dan kurva S Asanka Building Yogyakarta. Berdasarkan hasil perhitungan,didapatkan durasi 221 hari kerja dengan biaya pelaksanaan sebesar Rp 12.946.059.800

The building used as a study in writing the final project
entitled "Costs and Duration Planning of Asanka Building
Construction Project" is an office building located in
Nanggulan, Maguwoharjo - Yogyakarta. Asanka Building
Yogyakarta consists of 9 (nine) floors and has a total area of
1,069 m2 and was built by PT. Cipta Graha Kanaka.
The structures reviewed in this final project are the lower
structure and the upper structure. The lower structure consists
of borepile foundation, spunpile foundation, pile cap, and tie
beam. Meanwhile, the upper structures reviewed include
retaining walls, column, beam, slab, shear walls and stairs. All
concrete works are carried out using the cast in-situ method.
For the calculation of work time, it is calculated based on
the volume of work, productivity, duration of work and the
worker needed in each work item. As for the cost calculation
includes the price of materials, wages of workers, and the price
of the tools used. The price used is the price of the field survey
in Yogyakarta. For scheduling work items, it is done using
assistive software, namely Microsoft Project. The final result
and this final project is a recapitulation of the overall budget
and duration and the S curve of the Asanka Building Yogyakarta.
