Abstract
Bisnis properti merupakan kegiatan yang dilakukan perseorangan maupun perusahaan yang bergerak pada bidang kepemilikan aset khususnya aset properti seperti bangunan dan tanah serta sarana prasarana yang ada didalamnya. Bisnis properti ini dikategorikan sebagai bisnis jangka panjang yang kegiatannya mencakup jual beli tanah dan bangunan, sewa menyewa lahan maupun bangunan dan menggarap lahan kosong menjadi perumahan. Kota Surabaya merupakan kota terbesar kedua di Indonesia. Pertumbuhan pasar properti di Surabaya pada Tahun 2022 ini sudah mencapai dua kali lipat dibandingkan periode yang sama di Tahun 2020, dan jika dibandingkan dengan Tahun 2019 penjualannya sudah tumbuh 20%. Perkembangan pasar rumah tapak di Surabaya sendiri hingga kini masih cukup kuat. Adapun pengembangan rumah tapak dilakukan sebagai upaya antisipasi terhadap tren perkembangan pasar properti dan meningkatnya kebutuhan masyarakat di Surabaya. Penelitian ini bertujuan untuk melihat seberapa besar kebutuhan daerah terhadap property hunian, mengidentifikasi rencana strategis PT.X dalam pengembangan bisnis, dan melakukan evaluasi kelayakan pengembangan property PT.X. Metode yang digunakan secara kuantitatif menggunakan Discounted Cash Flow (DCF) analisis yang dilakukan mendasarkan pada rancang bangun model keuangan yang mempresentasikan initial investment/outlay yang dibutuhkan, annual cashflow dan terminal value yang selanjutnya akan digunakan sebagai dasar untuk melihat kelayakan dari investasi tersebut. Berdasarkan analisis yang dilakukan, diperoleh hasil bahwa investasi pengembangan properti tersebut layak untuk dilakukan dengan NPV positif sebesar 93.962.975.228 dan IRR sebesar 27%.

The property business is an activity carried out by individuals and companies engaged in the field of asset ownership, especially property assets such as buildings and land and the infrastructure in it. This property business is categorized as a long-term business whose activities include buying and selling land and buildings, leasing land and buildings and working on vacant land into housing. Surabaya City is the second largest city in Indonesia. The growth of the property market in Surabaya in 2022 has doubled compared to the same period in 2020, and when compared to 2019 sales have grown 20%. The development of the landed house market in Surabaya itself is still quite strong. The development of landed houses is carried out as an effort to anticipate the development trend of the property market and the increasing needs of the people in Surabaya. This research aims to see how much the region needs residential property, identify PT.X's strategic plan in business development, and evaluate the feasibility of PT.X's property development. The method used quantitatively using Discounted Cash Flow (DCF) Analysis is based on the design of a financial model that presents the initial investment/outlay required, annual cashflow and terminal value which will then be used as a basis for seeing the feasibility of the investment. Based on the analysis conducted, the results show that the property development investment is feasible with a positive NPV of 93.962.975.228 and an IRR of 27%.
