Abstract

Pada era industri 4.0 saat ini, Indonesia tengah mendorong terjadinya tranformasi digital nasional. Salah satu aspek yang tidak terlepas dari tranformasi digital adalah bisnis, khususnya bisnis perbankan. Dalam mewujudkan transformasi digital, PT. Bank Mandiri (Persero) Tbk mengambil langkah strategis dengan mendirikan Gedung IT Mandiri di Jalan S. Parman, Jakarta Barat pada lahan seluas 15.686 m2. Pembangunan Gedung IT Mandiri berlokasi pada lahan yang dahulu merupakan Perumahan Dinas Griya Bumi Slipi. Dengan adanya pembangunan tersebut, terjadi perubahan tata guna lahan yang berpotensi mengurangi daerah resapan air hujan sehingga dapat memperbesar nilai koefisien limpasan (C). Perubahan koefisien pengaliran tersebut menyebabkan peningkatan debit limpasan air hujan yang harus dibuang pada sistem drainase. Terlebih lagi, Gedung IT Mandiri harus mampu menerapkan kebijakan zero delta Q yang merupakan kewajiban bagi setiap bangunan untuk tidak mengakibatkan bertambahnya debit limpasan air pada sistem saluran drainase kawasan atau sistem aliran sungai. Berdasarkan permasalahan tersebut dilakukan perencanaan terhadap sistem drainase Gedung IT Mandiri. Perencanaan sistem drainase terdiri dari beberapa tahapan yang dimulai dari analisis hidrologi meliputi analisis tinggi hujan dan debit banjir rencana. Berdasarkan hasil analisis hidrologi, dilakukan perencanaan terhadap saluran drainase dalam mengalirkan debit banjir rencana. Selain itu, direncanakan juga fasilitas pendukung drainase meliputi kolam tampung, pintu air, dan pompa. Perencanaan diakhiri dengan analisis backwater pada titik oulet terhadap saluran pembuang eksisting luar kawasan. Berdasarkan hasil perencanaan, sistem drainase Gedung IT Mandiri terbagi menjadi dua outlet meliputi outlet 1 yang mengalir pada saluran Perumahan Bumi Slipi dan outlet 2 pada saluran PHB S. Parman dengan debit banjir rencana pada masing-masing outlet 0,222 m3/s dan 0,114 m3/s. Sistem drainase Gedung IT Mandiri terdiri dari roof drain berdiameter 150 mm serta saluran drainase dengan dimensi 300x300 mm, 300x400 mm, 300x500 mm, 400x500 mm, 500x500 mm, dan 500x700 mm. Fasilitas pendukung drainase terdiri dari kolam tampung 1 dengan volume 300 m3 dan kolam tampung 2 dengan volume 113 m3. Kolam tampung 1 dilengkapi oleh pintu air berdimensi 600x600 mm dan pompa dengan kapasitas 180 l/s. Kolam tampung dilengkapi oleh pintu air berdimensi 500x500 mm. Debit yang diperbolehkan untuk keluar dari kolam tampung 1 dan 2 berturut-turut sebesar 0,180 m3/s dan 0,075 m3/s.

In the current industrial era 4.0, Indonesia is pushing for a national digital transformation. One of the aspect that cannot be separated from digital transformation is business, especially the banking business. In realizing digital transformation, PT. Bank Mandiri (Persero) Tbk took a strategic step by establishing an Mandiri IT Building on Jalan S. Parman, West Jakarta within an area of 15.686 m2. The construction of the Mandiri IT building is located on area that was formerly Griya Bumi Slipi official housing. Because of this development, there is a change in land use that has the potential to reduce rainwater catchment areas so that it can increase the value of the run-off coefficient (C). The change in the coefficient causes an increment of the run-off discharge of rainwater which must be disposed to the drainage system. Moreover, the Mandiri IT Building must be able to implement the zero delta Q policy which is an obligation for every building not to cause an increment of run-off discharge in the drainage system or river flow system. Based on these problems, the Mandiri IT Building drainage system was planned. The drainage system planning consists of several stages starting from hydrological analysis including rainfall and flood discharge analysis. Based on the results of the hydrological analysis, the drainage channel analysis is carried out. In addition, supporting drainage facilities are also planned including detention basin, sluice gate, and pump. The planning ends with a backwater analysis at the outlet point and the existing sewer channel outside the area. Based on the planning result, the Mandiri IT Building drainage system is divided into two outlets including outlet 1 which flows into Bumi Slipi Housing channel and outlet 2 into PHB S. Parman channel with discharges at each outlet are 0,222 m3/s and 0,114 m3/s. The Mandiri IT Building drainage system consists of roof drain with a diameter of 150 mm and drainage channels with dimensions of 300x300 mm, 300x400 mm, 300x500 mm, 400x500 mm, 500x500 mm, and 500x700 mm. The drainage supporting facilities consists of detention basin 1 with a volume of 300 m3 and detention basin 2 with a volume of 113 m3. The detention basin 1 is equipped with a 600x600 mm sluice gate and a pump with a capacity of 180 l/s. The detention pond 2 is equipped with a 500x500 mm sluice gate. The allowable outflow from detention pond 1 and 2 are 0,180 m3/s and 0,075 m3/s.
