Abstract

Pembangunan apartemen memiliki tujuan, yaitu mendapatkan laba yang optimal. Pendapatan yang optimal sangat bergantung pada tipe dan jumlah unit yang dibangun. Unit tersebut akan dibangun atau disewa juga berpengaruh pada besarnya laba yang bisa diperoleh. Apertemen Grand Shamaya Tower Aubrey direncanakan memiliki 404 unit dengan 4 macam tipe unit, yaitu 1 bedroom, 2 bedroom, 3 bedroom, dan tipe townhouse; dengan sistem jual. Penelitian ini bertujuan untuk menentukan kombinasi tipe dan jumlah unit apartemen dengan sistem jual atau sistem sewa, melakukan analisis untuk mengevaluasi finansial masing-masing alternatif dan menentukan alternatif terbaik. Analisis finansial dilakukan dengan metode Net Present Value (NPV) dan Internal Rate of Return (IRR), sedangkan analisis terbaik menggunakan metode Incremental Rate of Return. Berdasarkan penelitian, didapatkan 4 (empat) alternatof berdasarkan pembagian jumlah dari tiap tipe unit apartemen dengan sistem jual atau sewa. Dari keempat alternatif tersebut dan kondisi eksisting didapatkan kondisi yang memenuhi parameter finansial, dengan Minimum Attractive Rate of Return (MARR) sebesar 7,76% dan masa investasi 8 tahun, adalah kondisi eksisting dengan NPV sebesar Rp 112.867.424.912 dan IRR sebesar 13,28% dan alternatif 3 (tiga) dengan NPV sebesar Rp 119.885.270.553 dan IRR sebesar 13,60%. Kedua konsisi tersebut dianalisis menggunakan metode Incremental Rate of Return dan didapatkan alternatif 3 (tiga) sebagai alternatif terbaik.

Apartment construction has a goal, which is to get optimal profit or income. Optimal income depends on the type and number of units built. The unit will be sold or rented, also affects the amount of profit that can be obtained. The Grand Shamaya Tower Aubrey Apartment is planned to have 404 units with 4 types of units, namely 1 bedroom, 2 bedrooms, 3 bedrooms and townhouse type; selling system. This study aims to determine the combination of type and number of apartment units with a selling system or rental system that provides the most profitable rate of return on investment in the construction of the Grand Shamaya Tower Aubrey Apartment. The stages of this research are to determine alternative combinations of type and number of units with a sales system or rental system, to carry out an analysis to evaluate the finances of each alternative and to determine the best alternative. Financial analysis is carried out using the Net Present Value (NPV) and Internal Rate of Return (IRR) parameters, while the best alternative analysis uses the Incremental Rate of Return method. Based on the research that has been done, there are 4 (four) alternatives based on the distribution of the number of each type of apartment unit with a selling system or a rental system. Of the four alternatives and the existing conditions, it is found that the conditions meet the parameters financially, with a Minimum Attractive Rate of Return (MARR) of 7.76% and an investment period of 8 years, is the existing condition with a Net Present Value (NPV) of IDR 112,867,424,912 and Internal Rate of Return (IRR) of 13.28%, and alternative 3 (three) with Net Present Value (NPV) of IDR 119,885,270,553 and Internal Rate of Return (IRR) of 13.60%. The two conditions were analyzed using the Incremental Rate of Return method and alternative 3 (three) was obtained as the best alternative.
