Abstract

Dengan banyaknya penduduk yang ada serta bertumbuhnya jumlah penduduk tersebut tiap tahunnya di Indonesia, maka kebutuhan akan sarana prasarana gedung bertingkat seperti apartemen, perkantoran, ataupun fasilitas umum juga akan meningkat. Oleh karena itu diperlukan metode yang dapat mempercepat proses konstruksi namun tetap menjaga kualitas struktur. Hal tersebut dapat dicapai dengan pelaksanaan konstruksi menggunakan metode beton pracetak serta implementasi Building Information Modelling (BIM). Neo Dago Apartment merupakan rancangan apartemen yang terdiri dari 11 lantai dan 2 basemen dan berlokasi di Bandung, Jawa Barat. Pada perencanaan awal, Neo Dago Apartment dilaksanakan menggunakan metode beton cor di tempat. Pada studi ini, struktur Neo Dago Apartment dimodifikasi menggunakan metode beton pracetak. Struktur dimodifikasi menjadi 18 lantai dan 1 basemen dan berlokasi di Tebing Tinggi, Sumatera Utara. Modifikasi direncanakan berdasarkan SNI 1727:2020, SNI 1726:2019, dan SNI 2847:2019. Elemen beton yang dimodifikasi menggunakan metode pracetak adalah elemen pelat, balok, dan kolom dengan metode sambungan basah menggunakan bantuan rebar coupler dan splice sleeve. Elemen pracetak difabrikasi berbentuk half-slab, half-beam, dan half-column yang akan diberi overtopping ketika sudah berada di posisi akhir dan tulangan sudah disambung untuk membentuk sambungan yang monolit. Pada studi ini, ditemukan bahwa dinding dengan kolom memerlukan tulangan 44% lebih sedikit untuk dinding arah X, serta 40% lebih sedikit untuk dinding arah Y dibandingkan dengan dinding tanpa kolom. Sistem struktur merupakan sistem ganda dengan rangka pemikul momen memikul 25,84% gaya seismik desain pada arah X dan 28,00% gaya seismik desain pada arah Y. Dalam proses modifikasi, juga diimplementasikan BIM dengan memodelkan struktur secara 3D dan kemudian dihasilkan gambar 2D dari model 3D tersebut. Pemodelan BIM menggunakan program bantu Revit.

With the large number of existing residents and the growing number of residents every year in Indonesia, the need for high-rise building infrastructure such as apartments, offices or public facilities will also increase. Therefore, a method that can speed up the construction process while maintaining the quality of the structure is needed. This can be achieved by carrying out construction using the precast concrete method and implementing Building Information Modeling (BIM). Neo Dago Apartment is an apartment design consisting of 11 floors and 2 basements and is located in Bandung, West Java. In the early design, Neo Dago Apartment were to be constructed using the cast in situ concrete method. In this study, the structure of the Neo Dago Apartment is modified into using the precast concrete method. The structure is modified into 18 floors and 1 basement and is located in Tebing Tinggi, North Sumatra. Modifications are designed based on SNI 1727:2020, SNI 1726:2019, and SNI 2847:2019. The concrete elements that are modified into using the precast method are the slab, beam, and column elements using the wet connection method with the help of rebar coupler and splice sleeve. Precast elements are fabricated as half-slab, half-beam, dan half-column which will be overtopped when it is in its final position and the rebars have been connected to form a monolithic connection. In this study, it was found that shear wall with column requires 44% less rebars in the X direction, and 40% less rebars in the Y direction in comparison to shear wall without column. The structural system is a dual system with the moment resisting frame bearing 25,84% of design seismic force in the X direction and 28,00% of design seismic force in the Y direction. In the modification process, BIM is also implemented by modeling the structure in 3D and then producing 2D images from the 3D model. BIM model is modeled using the Revit software.
