Abstract

Citraland Surabaya merupakan kawasan mandiri yang mengangkat konsep
clean, green and modern serta prinsip keberlanjutan dalam pengembangan dan
pengelolaan kawasannya. Salah satu konsep area komersial kawasan yang
memungkinkan untuk mewujudkan prinsip adalah pedestrian street shopping.
Sebagai bentuk investasi, pedestrian street shopping dituntut bertahan dan tetap
menghasilkan dalam kurun waktu tertentu. Hal ini bertujuan agar uang yang
diinvestasikan oleh para investor dapat kembali sesuai dengan tingkat pengembalian
dalam jangka waktu yang direncanakan. Untuk memenuhi tuntutan tersebut, maka
perlu disusun konsep pedestrian street shopping yang tidak hanya ramah secara
lingkungan, ekonomi dan sosial. Namun, juga dapat bertahan dan tetap menghasilkan
selama masa investasi.
Tujuan penelitian ini adalah untuk menyusun sebuah konsep pedestrian street
shopping berkelanjutan yang dapat bertahan dalam jangka waktu 5-10 tahun sebagai
area komersial di Citraland Surabaya. Penelitian ini menggunakan paradigma postpositivisme
dan pendekatan deskriptif kualitatif. Langkah pertama penelitian adalah
mencari faktor-faktor pendukung ketahanan pedestrian street shopping sebagai area
komersial. Langkah selanjutnya adalah triangulasi faktor-faktor tersebut dengan
kriteria keberlanjutan sebuah pusat aktivitas sehingga menghasilkan kriteria
pedestrian street shopping yang memenuhi prinsip keberlanjutan (ekonomi, sosial
dan lingkungan) serta bertahan selama masa investasi. Kriteria tersebut selanjutnya
disusun kedalam pemrograman arsitektural untuk menemukan konsep yang dapat
memenuhi arahan kriteria. Selanjutnya, konsep tersebut disesuaikan dengan pihak
pengembang untuk mendapatkan konsep yang menguntungkan baik bagi konsumen
maupun pengembang.
Berdasarkan hasil penelitian, konsep pedestrian street shopping berkelanjutan
yang menunjang aspek komersial dari sudut pandang developer, penyewa dan
konsumen adalah adanya pembagian zona area komersial sesuai kebutuhan
konsumen, pola perletakan dan pengelompokan retail berupa cluster, serta keberadaan
plaza atau area komunitas. ========== Citraland Surabaya is a self sustained region that raised the concept of clean,
green and modern as well as the principles of sustainability in the development and
management of the region. One concept of the commercial area of the region that
allows to realize that principle is the pedestrian shopping street. As a form of
investment, pedestrian shopping street are required to survive and still produce within
a certain time. It is intended that the money invested by the investor can be returned
in accordance with the rate of return in the planned period. To meet these demands, it
is necessary to develop the concept of pedestrian shopping street that is not only
environmentally, economically and socially friendly but also can survive and still
produce during the investment period.
The purpose of this research is to develop a concept of sustainable pedestrian
shopping street that can survive in a period of 5-10 years as a commercial area in
Citraland Surabaya. This study uses a post-positivist paradigm and qualitative
descriptive approach. The first step of research is to find the factors supporting
resilience pedestrian shopping street as a commercial area. The next step is the
triangulation of these factors with the sustainability criteria of a center of activity
resulting in a pedestrian street shopping criteria that meet the principles of
sustainability (economic, social and environmental) and survive during the
investment period. These criteria are further arranged into architectural programming
to find a concept that can meet the referral criteria. Furthermore, the concept is
adapted to the developer to get the concept that benefits both consumers and
developers.
Based on this research, the concept of sustainable pedestrian shopping street
which support the commercial aspects of viewpoint developers, tenants and
consumers is the division of the commercial area of the zone according to customer
needs, patterns of placement and grouping of retail in the form of clusters, as well as
the existence of a plaza or community area.
