Abstract
Kino Office Tower merupakan gedung yang terletak di daerah Alam Sutera, Tangerang dimana area pembangunan tersebut berdekatan dengan perumahan penduduk dan gedung pertokoan. Bangunan Kino Office Tower ini mempunyai ketinggian 24 lantai dan basement sedalam 3 lantai yang masing – masing lantai berkedalaman 4 m. Pembangunan Kino Office Tower menggunakan metode Bottom Up yang dimana tanah di area pembangunan merupakan tanah berjenis lempung relatif lunak.
Berdasarkan kondisi eksisting pada pembangunan tersebut, maka direncanakan desain pondasi beserta dinding penahan tanah basement. Pondasi yang digunakan mempunyai dua rencana, yaitu tiang pancang dan pondasi Raft serta untuk dinding penahan tanah menggunakan bored pile yang kemudian dicek untuk memenuhi persyaratan yang ada dalam segi stabilitas dan material.
Hasil yang akan digunakan dalam perencanaan proyek Kino Office Tower ini adalah pondasi tiang pancang berdiameter 80 cm dengan kedalaman 35 meter dari alas basement atau dapat digunakan pondasi Raft dengan dimensi 48 m x 24 m tebal 2 m, sedangkan dinding penahan tanah digunakan bored pile dengan diameter 120 cm yang dibantu oleh ground anchor dengan diameter 13.5 cm dengan panjang grouting 23 m dan sebanyak 1 buah permeter panjang lari.

Kino Office Tower is a building located in Alam Sutera, Tangerang in which the construction area is bordering the local residence and market place. Kino Office Tower building is 24 floors height and a has 3 basement floors with each floors is 4 m deep. Construction of Kino Office Tower is using Bottom Up approach where the soil in the area is a relatively soft clay.
Based on the existing condition of the construction, so foundation design is scheduled along with its basement's retaining wall. The foundation has two plans, there are pile foundation and raft foundation, and using bored pile for the retaining wall that will be checked to fulfill the condition of its stability and material.
The product that will be used in Kino Office Tower construction project is a pile foundation with 80 cm in diameter and 35 m in dept start from the basement or use raft foundation with dimention is 48 m x 24 m thickness 2 m, meanwhile the retaining wall is using bored pile with a diameter of 120 cm that will also be supported by 1 ground anchor per meter.
