Abstract

Seorang nasabah mengajukan permohonan kredit ke bank untuk mendapatkan dana pinjaman guna keperluan modal usaha. Untuk memberikan pinjaman yang berupa kredit, maka nasabah tersebut perlu meyakinkan bank untuk membayar kembali kreditnya, salah satunya dengan agunan kredit. Agunan adalah bentuk pinjaminan dari nasabah kepada bank atas kredit yang diberikan oleh pihak bank. Agunan digunakan untuk meminimalisasi resiko macet dan kerugian pihak bank. Barang yang dapat dijadikan agunan adalah properti yang berupa tanah dan bangunan. Tugas akhir ini bertujuan untuk mencari nilai pasar dari rumah tinggal yang berlokasi di Jl. Nanas IX/N-771 Pondok Chandra Indah, Waru, Sidoarjo, yang kemudian digunakan untuk memperoleh nilai agunan objek penelitian. Metode yang digunakan adalah perbandingan data pasar dan pendekatan biaya. Setelah indikasi nilai pasar didapatkan dari kedua metode tersebut, maka nilai agunan dapat dihitung berdasarkan syarat yang didapat dari bank nasional. Diperoleh nilai pasar rumah tinggal sebesar Rp 1.571.095.600,- (satu milyar lima ratus tujuh puluh satu juta sembilan puluh lima ribu enam ratus rupiah). Berdasarkan peraturan Bank BNI, diperoleh nilai agunan maksimum sebesar Rp 1.079.550.000,- (satu milyar tujuh puluh sembilan juta lima iii ratus lima puluh ribu rupiah) dan minimum sebesar Rp 1.047.670.307,- (satu milyar empat puluh tujuh juta enam ratus tujuh puluh ribu tiga ratus tujuh rupiah) . Sedangkan menurut peraturan Bank Mandiri diperoleh nilai agunan sebesar Rp 1.077.554.800 (satu milyar tujuh puluh tujuh juta lima ratus lima puluh empat ribu delapan ratus rupiah). ========================================================================================================== A customer submits credit application to the bank to obtain loan for business fund purpose. To give credit as loan, customer has to make the bank certain that he will pay the credit back, one of them is collateral credit. Collateral is a form of guarantee from the customer to the bank on loan that granted by bank. Collateral is used to minimize the risk of misfire and loss on the bank side. Items that can used to be collateral such as land and building. The purpose of this final project is to find the market value of house where located at Jl. Nanas IX/N-771 Pondok Chandra Indah, Waru, Sidoarjo, which can be used to get the collateral value of the object. Methods that used are market data approach and cost approach. Market data approach earned by compares the object with comparative properties. And the cost approach calculated by reproduction cost plus the land value that calculated using market data approach. After we get the result of indication of market value, the collateral value can be calculated based on terms of presentation of national bank. Market value of the house is Rp 1.571.095.600,- (one billion five hundred seventy one million ninety five thousand six hundred rupiah). Based on the regulation of BNI Bank, the maximum collateral value is Rp 1.079.550.000,- (one billion seventy nine million five hundred fifty thousand rupiah) and the minimum v value is Rp 1.047.670.307,- (one billion forty seven million six hundred seventy thousand three hundred seven rupiah) . Whereas, based on the regulation of Mandiri Bank, the collateral value is Rp 1.077.554.800 (one billion seventy seven million five hundred fifty four thousand eight hundred rupiah).
