Abstract
Dalam suatu proyek konstruksi, seringkali mengalami kinerja yang buruk
yang menyebabkan keterlambatan waktu, rendahnya kualitas, dan pembengkakan
biaya. Ketiga hal ini merupakan suatu kesatuan yang saling berkaitan. Sehingga
perlu dilakukan evaluasi mendalam terhadap resiko-resiko yang sering terjadi
dalam proyek sejenis.
Keterlambatan pada proyek dapat ditimbulkan dari penyedia jasa,
pengguna jasa maupun pihak lain yang berdampak penambahan waktu dan biaya
diluar rencana. keterlambatan pelaksanaan proyek dapat memberikan pengaruh
yang cukup besar terhadap biaya. Tambahan biaya yang harus disediakan oleh
penyedia jasa secara langsung maupun tidak langsung merupakan suatu keharusan
untuk mengejar keterlambatan pelaksanaan proyek demi nama baik sebuah
perusahaan.
Dengan menggunakan metode CPM dapat diketahui jalur kritis yang
menyebabkan keterlambatan. Dari hasil analisa Chi-square menunjukan bahwa
tidak ada perbedaan persepsi para responden mengenai faktor-faktor penyebab
keterlambatan yang berarti bahwa ke enam faktor tersebut merupakan faktor
penyebab keterlambatan. Selanjutnya, hasil dari Analisa hirarki proses
menunjukan bahwa peringkat pertama diperoleh faktor X3 (Peralatan terbatas),
X1 (Gambar desain berubah) di peringkat ke dua, dan X2 (Pengadaan material
terhambat) di peringkat ke tiga.

In a construction project, poor performance mostly caused the delay time, poor
quality, and cost overruns. These three things are a whole interrelated. So that
needs to be done in-depth evaluation of the risks that often happens in similar
projects.
Project delay can be caused by service providers, service users and other parties
that have an impact beyond the additional time and cost plans. Project delay
caused a considerable influence on the costs. Additional costs that must be
provided by the service provider directly or indirectly is a must to pursue project
delay reputation of the company.
By using the CPM method can be known the critical path that led to the delay.
From the results of Chi-square analysis showed that there was no difference in the
perceptions of respondents about the factors that cause delays, which means that
the six factors are a factor contributing to the delay. Furthermore, the results of
AHP showed that factor X3 is the most influential factor caused delay (limited
equipment), X1 (Fig design changes) in the second place, and X2 (Procurement
hampered material) third place
