Abstract

Sektor bangunan secara perlahan namun konstan memiliki kontribusi terbesar dalam menyumbang emisi karbon di alam. Sehingga, bisnis dalam sektor bangunan memiliki tanggung jawab untuk ikut berkontribusi mengurangi emisi karbon tersebut. Salah satu caranya adalah dengan mengembangkan konsep green building, yang merupakan salah satu solusi dari pembangunan berkelanjutan. Namun, kendala utama bagi pengembang properti adalah kesalahpahaman bahwa pengeluaran modal lebih penting dibandingkan biaya siklus hidup bangunan. Mayoritas pemilik dan pengembang properti lebih peduli akan biaya awal tanpa menyadari bahwa biaya awal berhubungan erat dengan biaya operasional bangunan, terutama pada bangunan tinggi. Dari fenomena ini terdapat peluang penelitian yang bertujuan untuk mengetahui bagaimana pengaruh konsep green terhadap keputusan investasi oleh para pengembang di Surabaya dengan melihat aspek green building yang diterapkan pada bangunan tinggi. Metode dalam penelitian ini adalah analisis statistik inferensial dengan analisis regresi linier berganda untuk mengetahui bagaimana pengaruh dari penerapan faktor-faktor green building terhadap keputusan investasinya. Penelitian dilakukan dengan survei pendahuluan dan survei utama pada responden untuk mengetahui persepsi mereka dengan alat kuisioner. Dari hasil penelitian dapat diketahui besar pengaruh aspek-aspek green building terhadap investasinya. Selain itu dari hasil analisa diketahui bahwa menurut praktisi pengembang di Surabaya dengan konsep green building, peningkatan pada biaya konstruksi bangunan tidak selalu diiringi oleh penurunan biaya operasional & perawatannya, maupun peningkatan nilai propertinya. ================================================================================================ The building sector is slowly but constantly has the largest contribution to global carbon emissions in nature. Thus, business in the building sector has a responsibility to contribute in reducing the carbon emissions. On of the way is by developing the concept of green building, which is one of the solutions of sustainable development. However, the main obstacle for the property developer is a misconception that capital cost spending is more important than the life cycle cost of the building. The majority of property owners and developers are more concerned about the initial cost without realizing that the initial cost is closely related to the operational cost of buildings, especially high rise building. From this phenomenon there are research opportunities that aims to determine how the concept of green influence investment decisions by the developers in Surabaya by looking at aspects of green building that is applied to the high-rise buildings. The method in this research is inferential statistical analysis by multiple linear regression analysis to determine how the influence of the application of green building factors for investment decisions. The study was conducted with a preliminary survey and main survey respondents to identify their perceptions by means of questionnaires. The results of this research is the influence of green building aspects of the investment. In addition the results of the analysis is known that according to the developer practitioners in Surabaya with green building concept, the increase in construction costs are not always accompanied by a decrease in operating and maintenance costs, as well as an increase in property values.
