Abstract

Kinerja suatu gedung dapat dilihat dari fungsi utama gedung yaitu sebagai tempat manusia melakukan kegiatannya, baik untuk hunian atau tempat tinggal, kegiatan keagamaan, kegiatan usaha, kegiatan sosial, budaya, maupun kegiatan khusus. Setelah fungsi utama terpenuhi, kinerja gedung perlu dilakukan penilaian sebagai salah satu bentuk evaluasi, sehingga dapat diketahui tingkat kebermanfaatan suatu gedung pada tahap operasi dan pemeliharaan. Tujuan dari penelitian ini adalah mengevaluasi kinerja gedung guna melengkapi pedoman yang sudah ada. Pada penelitian ini, variabel penilaian kinerja gedung berdasarkan studi literatur dan wawancara terstruktur, kemudian dilakukan filterisasi variabel dengan metode Relative Important Index (RII), dan pemberian bobot dengan metode Pairwise Comparison. Semua proses ini dilakukan berdasarkan pendapat para ahli yang berkompeten di bidang bangunan gedung. Semua tahapan dilakukan denagn kuesioner dan hingga pada tahap akhir yaitu penilaian. Untuk validasi model penilaian kinerja gedung dilakukan pada gedung Ditjen Cipta Karya dan gedung Ditjen Bina Marga di Jakarta Selatan, dengan output penilaian dipresentasikan dalam bentuk spider web untuk memberikan gambaran hasil evaluasi gedung dengan menghasilkan 5 (lima) variabel dan 24 (dua puluh empat) sub variabel dalam menentukan evaluasi kinerja gedung. ========================================================= The performance of a building can be seen from the main function of the building as a place for people to carry out their activities, both for residential or residential, religious activities, business activities, social activities, culture, and special activities. After the main functions are fulfilled, building performance needs to be assessed as a form of evaluation, so that the level of usability of a building can be seen at the operation and maintenance stage. The purpose of this study is to evaluate building performance in order to complement existing guidelines. In this study, building performance evaluation variables are based on literature studies and structured interviews, then filtering variables using the Relative Important Index (RII) method, and weighting using the Pairwise Comparison method. All of these processes are carried out based on the opinions of competent experts in the field of building construction. All stages are carried out with a questionnaire and to the final stage, namely assessment. The validation of the building performance evaluation model is carried out in the Cipta Karya building and the Bina Marga building in South Jakarta, with the assessment output presented in the form of a spider web to provide an overview of the building evaluation results by producing 5 (five) variables and 24 (twenty-four) sub variable in determining the evaluation of building performance.
