Abstract

Pertumbuhan pesat perumahan syari’ah di Indonesia saat ini dikarenakan terbentuknya segmen pasar perumahan berbasis syariat Islam. Konsep hunian Islami yang ideal perlu diterapkan dalam pengembangan perumahan syari’ah. Selain dalam bentuk produk fisik perumahan, proyek pengembangan perumahan syari’ah juga membuka peluang investasi mudharabah dalam pendanaan proyek. Secara fisik perumahan dengan konsep hunian Islami yang ideal harus mengimplementasikan nilai-nilai Islami pada desain, seperti: rancangan pintu masuk, privasi antar ruang, hirarki ruang, kualitas ruang dalam & ruang luar, serta kualitas & ketersediaan fasilitas penunjang kawasan. Selain itu secara non-fisik nilai-nilai Islami harus diimplementasikan pada setiap tahap pengembangan perumahan mulai dari pencetusan ide awal, penyusunan studi kelayakan, perencanaan, skema pendanaan, metode jual beli, hingga manajemen estat.
Penelitian ini menggunakan strategi two phase combined strategy yang terdiri dari strategi studi kasus dan strategi kualitatif dengan analisis statistik deskriptif dalam mengevaluasi konsep hunian Islami yang ideal yang diterapkan. Perumahan Medina Residence 1 diambil sebagai studi kasus karena sesuai dengan promosi yang dilakukan telah menerapkan konsep hunian Islami yang ideal. Sudut pandang investor dipilih agar mendapatkan hasil evaluasi secara lebih objektif.
Hasil penelitian ini menggambarkan bahwa penerapan konsep hunian Islami yang ideal dan kepuasan investasi pada studi kasus Medina Residence 1, menunjukkan 91.95% dari konsep hunian Islami yang ideal telah diterapkan. Selain itu, dari hasil analisis statistik korelasional penerapan konsep hunian Islami yang ideal dengan kepuasan investasi, keduanya memiliki derajat korelasi pearson sebesar 0.542,yang berarti terdapat hubungan substansial. Hal ini dipengaruhi oleh faktor variabel strategi dan media promosi produk yang tepat sasaran dengan nilai regresi korelasi sebesar 0,471. Dengan demikian maka terbukti adanya korelasi substansial antara penerapan konsep hunian Islami yang ideal dengan kepuasan investasi. Sehingga dengan menerapkan konsep hunian islami yang ideal maka akan meningkatkan kepuasan investor pada proyek perumahan syari’ah.

The rapid growth of sharia housing in Indonesia today is due to the formation of a housing market segment based on Islamic law. The ideal Islamic housing concept needs to be applied to the development of sharia housing. Besides in the form of physical housing products, sharia housing development projects also open up mudharabah investment opportunities in project funding. Physically housing with the ideal Islamic housing concept must implement Islamic values in the design, such as entrance design, inter-space privacy, space hierarchy, the quality of indoor & outdoor spaces, and the quality & availability of supporting facilities in the area. Besides that, Islamic values must be implemented at every stage of housing development starting from the initial idea, feasibility studies, planning, funding schemes, selling methods, and estate management.
This study uses a two-phase combined strategy consisting of case study strategies and qualitative strategies with descriptive statistical analysis in evaluating of the ideal Islamic housing concept. Medina Residence 1 housing is taken as a case study because following the promotion that has been implemented in the Islamic housing concept. The investor's perspective is needed to get the results of the evaluation more objectively.
The results of this study illustrate that the application of the ideal Islamic housing concept and investment satisfaction in the Medina Residence 1, shows that 91.95% of the ideal Islamic housing concept has been applied. Also, the results of correlational statistical analysis of the application of the ideal Islamic residential concept with investment satisfaction, both have a Pearson correlation degree of 0.542, which means there is a substantial relationship. This is influenced by factors of strategic variables and targeted media promotion products with a correlation regression value of 0,471. Thus it is proven that there is a substantial correlation between the application of the ideal Islamic housing concept with investment satisfaction. So by applying the ideal Islamic housing concept, it will increase investor satisfaction in sharia housing projects.
