Abstract

Pertumbuhan penduduk Surabaya dari tahun ke tahun terus mengalami peningkatan. Maka dari itu PT. PP Properti TBK membangun hunian vertikal yaitu Apartemen Adriatic Tower. Namun keadaan ekonomi yang sedang lesu, membuat investasi dipertanyakan. Untuk mengetahui apakah proyek ini layak untuk dibangun, maka perlu dilakukan analisis investasi.
Metodologi dalam tugas akhir ini diawali dengan pengumpulan data, pengolahan data, analisis pendapatan dan biaya operasi, analisi investasi dengan metode Net Present Value (NPV) dan Internal Rate of Return (IRR) dan tahap akhir adalah analisis sensitivitas terhadap variabel investasi.
Hasil dari analisis investasi ini menyatakan bahwa pembangunan apartemen Adriatic tower dengan masa investasi 7 tahun serta MARR 9.93% menghasilkan nilai NPV yang positif yaitu Rp. 115.856.685.715,40 dan IRR 40.30% > MARR. Batas kenaikan biaya investasi adalah sebesar 20.42% dan batas kenaikan biaya tanah sebesar 252.33%, kemudian batas kenaikan biaya bangunan sebesar 19.66%. Batas penurunan pendapatan sebesar 11,75, batas penurunan tingkat penjualan unit sebesar 15,24% dan batas dari kenaikan suku bunga pinjaman sebesar 162.42%.

Surabaya’s population growth from year to year continues to increase. There fore PT PP Properti TBK build vertical dwellings namely Adriatic Tower Apartment. However the economics situation in the property sector is sluggish and the high investment cost is enough to make investment in construction of Adriatic Tower questionable. To find out if this project is feasible to be built, it is necessary to do an investment analysis.
The methodology in this final project begins with data collection, data processing, analysis income and opearing cost, cashflow, and reviewing financial aspects with the Net Present Value (NPV) and Internal Rate of Return (IRR). The final stage is sensitivity analysis of investment variables
Final investment analysis regarding the construction of Adriatic Tower Apartment with the investment period of 7 years wih MARR 9.93% resulted a positive NPV value of Rp 115.856.685.715,40 and IRR 40.30 %. The limit on the increase in investment costs is 20.42%. The limit on increase in land costs is 252.33% and a limit on the increase in building costs of is 19.66%. The income reduction limit is 11.75%. Limit on the level of unit sales decrease of 15.24.
