Abstract

Pelaksanaan konstruksi high rise building perlu menjadi perhatian khusus pada saat perancangan konstruksi sampai tahap pelaksanaan konstruksi karena proses metode pelaksanaan dapat mempengaruhi biaya dan ketepatan jadwal pelaksanaan konstruksi. Perhatian terhadap metode pelaksanaan menjadi tantangan dalam pengambilan keputusan pada tahap pelaksanaan konstruksi. Sehingga dibutuhkan beberapa alternatif untuk metode pelaksanaan.
Analisa perbandingan metode pelaksanaan menggunakan studi kasus pembangunan proyek apartemen OSAKA PIK 2. Dilakukan analisis perbandingan metode bottom-up dan top-down menggunakan bekisting konvensional dan bekisting gantung pada proyek apartemen OSAKA PIK 2. Metode bottom-up mempunyai kelebihan dibanding kedua metode lainnya berupa dalam proses pelaksanaan proses konstruksi, namun mempunyai kekurangan berupa waktu pelaksanaan yang relatif lebih lama yaitu 541 hari dengan total biaya sebesar Rp 258.045.738.109 . Metode top-down alternatif satu menggunakan bekisting konvensional yang dimulai dari konstruksi lantai GF mempunyai kelebihan dibanding metode bottom-up berupa durasi yang lebih cepat yang membutuhkan waktu 463 hari namun dibandingkan dengan biaya top-down memiliki biaya lebih mahal dari bottom-up sebesar Rp 264.572.446.330. Sedangkan metode top down yang dimulai dari lantai 1 menggunakan bekisting gantung yang mempunyai kelebihan berupa waktu pelaksanaan paling cepat diantara kedua metode lainnya yaitu 475 hari, namun biaya yang dibutuhkan lebih besar yaitu Rp 270.713.391.956.

The Implementation of high rise buildings needs a special attention when it comes to its construction planning up unto its construction’s execution, because, its implementation’s method may affect both the cost and the accuracy of the project’s schedules. The concern against the implementation’s method will become a challenge as a basis for the decision making througout the entrie construction’s process. As of that narration, several alternatives would be needed as an option for its construction’s execution.
The analysis comparison for the implementation’s methods that is used in this last project are based on the OSAKA PIK 2 Apartment’s project. The results of the analysis are as follows. Based on the analysis on this last project, the bottom-up method has an advantage compared to its other two counterpart in its construction process, but has a rather long construction’s duration which is 541 days and cost Rp 258.045.738.109,00 to build. The first top-down method which uses a conventional formwork that starts from its GF level has a advantage than its bottom-up counterpart when it comes to its construction’s duration that would take 463 days to build but has a more expensive cost which is Rp 264.572.446.330. The second top-down method which uses a hanging formwork that starts from its 1st level has the fastest construction’s duration than its two counterparts which is 475 days, but costs Rp 270.713.391.956 to build, which is the most expensive than its two other counterparts.
