Abstract

Konsep bangunan hijau merupakan salah satu solusi yang memiliki peran dalam pembangunan berkelanjutan. Tetapi masih terdapat kendala dalam menerapkan konsep bangunan hijau menurut perspektif pengembang properti adalah mahalnya biaya awal investasi. Namun, banyak teori yang menyatakan bahwa dengan menerapkan bangunan hijau, maka dapat menurunkan biaya operasional dan perawatan. Penelitian ini bertujuan untuk menganalisa pengaruh bangunan hijau terhadap peningkatan capital expenditure dan penurunan operational expenditure pada properti apartemen di Surabaya. Penelitian ini dilakukan dengan metode survei menggunakan kuesioner secara online. Populasi pada penelitian ini adalah Director, General Manager, Project Manager, Site Manager, Engineer, Architect dan Auditor Green Building pada properti apartemen di Surabaya. Terdapat 30 responden telah berpartisipasi dalam penelitian ini. Analisis data yang digunakan dalam penelitian ini yaitu analisa deskriptif dan analisis korelasi kanonikal untuk mengetahui pengaruh variabel bangunan hijau terhadap peningkatan capital expenditure dan penurunan operational expenditure. Dalam penelitian ini terdapat 9 variabel bangunan hijau. Hasil penelitian menyebutkan bahwa variabel kanonik independen yang memiliki pengaruh bangunan hijau terhadap peningkatan capital expenditure atau biaya awal investasi adalah desain fasad bangunan untuk kenyamanan suhu. Sedangkan variabel kanonik independen yang memiliki pengaruh pada penurunan operational expenditure atau biaya operasional dan perawatan adalah penggunaan daur ulang air. ========================================================================================================= The concept of green building becomes one of solutions that has a role in supporting sustainable development. The obstacle in applying the green building concept from the developer's perspective is the high initial investment costs. However, there are still restrictions on applying the green building concept from the perspective of the developer such as initial investment costs too expensive. However, there are many theories that implementing green buildings can reduce operational and maintenance cost. The purpose of this study is to analyze the effect of green building to increase capital expenditure and decrease operational expenditure of apartment property in Surabaya. This research was conducted with a survey method using an online questionnaire. The population in this study is Director, General Manager, Project Manager, Site Manager, Engineer, Architect dan Auditor Green Building of property in Surabaya. A population of 30 respondents has participated in this study. Analysis of the data is descriptive analysis and canonical correlation analysis to determine the effect of variables of green building to increased capital expenditure and decreased operational expenditure. In this study, there are 9 variables from green building. The results of this study are the independent canonical variable which has a maximize correlation between green building to increase capital expenditure or initial investment cost is the building facade design for temperature comfort. Meanwhile, the independent canonical variable that has a maximize correlation to the reduction in operational expenditure or operational and maintenance cost is the reuse of water recycling.
