Abstract

Seluruh wilayah Kabupaten Sidoarjo termasuk bagian dari daratan pada kawasan Delta Brantas. Delta Brantas merupakan daratan yang terbentuk di muara sungai dari hasil pengendapan dan transportasi material Kali Brantas. Tanah di daerah tersebut merupakan hasil sedimentasi sungai sehingga berjenis tanah lunak. Kabupaten Sidoarjo dengan luas daerah sebesar 634.4 km2 merupakan salah satu penyangga Ibukota Provinsi Jawa Timur. Laju pertumbuhan penduduk mencapai 1.62% pada tahun 2018. Hal ini menjadi salah satu penyebab meningkatnya jumlah kebutuhan hunian vertikal di Kabupaten Sidoarjo. Proyek gedung Suncity Residence Apartement merupakan salah satu proyek pembangunan hunian vertikal di Kabupaten Sidoarjo. Proyek ini direncanakan memiliki 30 lantai , terdiri dari lantai semi basement (-3.25 m), lantai ground (0.00 m), lantai P1 (+3.50 m), kemudian 27 lantai sebagai apartement (+7.00 m s.d. +83.90 m).
Gedung Suncity Residence Apartement berada pada daerah dengan karakteritik tanah lunak dengan kedalaman tanah lunak mencapai 38 meter pemukaan tanah. Hal itu menyebabkan gedung tersebut menggunakan pondasi tiang pancang spun pile diameter 60 cm dengan panjang 38 meter sebagai struktur bawah. Akibatnya proyek Suncity Residence Apartement membutuhkan alokasi dana yang besar untuk pondasinya. Sebagai alternatif dari permasalahan pondasi di tanah lunak adalah penggunaan pondasi pile-raft sebagai struktur bawah pada gedung Suncity Residence Apartement. Pondasi pile-raft merupakan pengembangan desain dari pondasi raft. Pondasi raft memiliki keunggulan untuk mengatasi masalah penurunan. Bukan tidak terjadi penurunan melainkan penurunan yang terjadi akan sama di semua bagian bangunan. Hal ini cocok untuk tanah lunak yang memiliki kapasitas daya tahan rendah karena pondasi raft juga dapat menyebar beban di area yang lebih besar. Pondasi raft dapat dikombinasikan dengan pondasi tiang agar dapat memperbesar kapasitas daya dukung pondasi tersebut.
Pondasi pile-raft direncanakan memenuhi daya dukung tanah dan tidak melampaui penurunan sesuai dengan SNI 8460-2017 tentang persyaratan perancangan geoteknik. Perencanaan pondasi pile-raft meliputi pemodelan pondasi pile-raft pada proyek gedung Suncity Residence Apartement yang telah dimodifikasi. Pemodelan tersebut menggunakan progam bantu GEO 5 untuk mengetahui kapasitas daya dukung tiang tunggal dan dengan bantuan progam bantu PLAXIS 2D dapat mengetahui penurunan yang terjadi pada pemodelan pondasi pile-raft. Selanjutnya, akan dilakukan analisa biaya terhadap perencanaan pondasi tiang pancang dan pondasi pile-raft pada gedung Suncity Residence Apartement yang telah dimodifikasi.
Berdasarkan hasil permodelan pada progam bantu GEO 5 dengan diameter spun pile 0.6 m dan panjang pile 20 m memiliki kapasitas daya dukung sebesar 1087.53 kN. Hasil pemodelan pondasi pile-raft menggunakan progam bantu PLAXIS 2D dengan tebal raft foundation sebesar 1.25 m dan dimensi 12.6 m x 69.85 m mengalami penurunan sebesar 11 cm. Dalam SNI 8460-2017 standar penurunan yang terjadi adalah sebesar 15 cm sehingga pemodelan pondasi pile-raft memenuhi persyaratan. Sedangkan, hasil perencanaan pondasi tiang pancang dengan diameter spun pile 0.6 m dan panjang pile 34 m memenuhi persyaratan daya dukung tiang tunggal. Pondasi tiang pancang direncanakan sebagai tiang pancang grup agar dapat memikul beban atas dengan konfigurasi 2 pile (PC-2) dan 3 pile (PC-3). Perencanaan pondasi tiang pancang dan pondasi pile-raft dihitung biaya perencanaan sesuai masing-masing perencanaan pekerjaan pondasi. Dari hasil perhitungan perencanaan pondasi tiang pancang mencakup pekerjaan pemancangan, pekerjaan galian, pekerjaan bekisting, pekerjaan pemebesian dan pekerjaan pengecoran memperoleh biaya sebesar Rp 3,249,097,887.07. Sedangkan hasil perhitungan perencanaan pondasi pile-raft mencakup pekerjaan pemancangan, pekerjaan galian, pekerjaan pembesian serta pekerjaan pengecoran memperoleh biaya sebesar Rp 3,377,694,192.09

The entire Sidoarjo Regency area is part of the mainland in the Delta Brantas area. Delta Brantas is a land that is formed at the mouth of a river from the deposition and transportation of material from the Brantas River. The soil in the area is the result of river sedimentation, so it is a soft soil type. Sidoarjo Regency with an area of 634.4 km2 is one of the supports for the capital city of East Java Province. The population growth rate reached 1.62% in 2018. This is one of the causes of the increasing number of vertical housing needs in Sidoarjo Regency. The Suncity Residence Apartment building project is one of the vertical residential developments in Sidoarjo Regency. This project is planned to have 30 floors, consisting of a semi basement floor (-3.25 m), ground floor (0.00 m), P1 floor (+3.50 m), then 27 floors as apartment (+7.00 m to +83.90 m).
The Suncity Residence Apartment building is located on soft soil area with a depth of up to 38 meters from the ground surface. This causes the building to use 60 cm diameter spun pile and a length pile of 38 meters as the substructure. As a result, the Suncity Residence Apartment project requires a large allocation of funds for its foundation. As an alternative to the foundation problem in soft soil, is to use a pile-raft foundation as the substructure in the Suncity Residence Apartment building. The pile-raft foundation is a design development of the raft foundation. The raft foundation has the advantage of overcoming the problem of settlement. It is not without settlement, but the settlement that occurs will be the same in all parts of the building. It is suitable for soft soils which have low bearing capacity because the raft foundation can also spread the load over a larger area. The raft foundation can be combined with the pile foundation in order to increase the bearing capacity of the foundation.
The pile-raft foundation is designed to fulfill the bearing capacity of the soil and does not exceed the settlement in accordance with SNI 8460-2017 concerning geotechnical design requirements. The pile-raft foundation design includes modeling the pile-raft foundation in the modified Suncity Residence Apartment building project. The modeling uses the GEO 5 software to determine the bearing capacity of a single pile and with the help of the PLAXIS 2D software, it can determine the settlement that occurs in modeling the pile-raft foundation. Furthermore, a cost analysis will be carried out on the designing of the pile foundation and the pile-raft foundation in the modified Suncity Residence Apartment building.
Based on the modeling results from the GEO 5 software with a spun pile diameter of 0.6 m and a pile length of 20 m, it has a bearing capacity of 1087.53 kN. The results of modeling the pile-raft foundation using the PLAXIS 2D software with a foundation raft thickness of 1.25 m and dimensions of 12.6 m x 69.85 m is a settlement of 11 cm. In SNI 8460-2017, the standard settlement that occurs is 15 cm so that the modeling of the pile-raft foundation fulfill the requirements. Meanwhile, the results of the design pile foundation with a spun pile diameter of 0.6 m and a pile length of 34 m fulfill the requirements for a single pile bearing capacity. The pile foundation is designed as a group pile so that it can carry the structure load with a 2 pile (PC-2) and 3 pile (PC-3) configuration. Designing pile foundation and pile-raft foundation is then calculated the planning cost according to each foundation work plan. From the calculation results of the pile foundation design including piling work, excavation work, formwork work, reinforcement work and casting work, the total cost is Rp. 3,249,097,887.07. While the results of the calculation of the pile-raft foundation design including erection work, excavation work, reinforcement and casting work, reached the total of Rp 3,377,694,192.09.
