Abstract

Perkembangan kota Surabaya yang meningkat memberi dampak pada sektor pembangunan dan mengakibatkan permintaan tempat tinggal yang semakin tinggi. Hadirnya apartemen atau hunian vertikal ini menjadi solusi untuk memenuhi kebutuhan tempat tinggal di tengah keterbatasan lahan, khususnya di area perkotaan seperti Surabaya. Apartemen Grand Shamaya adalah salah satu properti yang dibangun di Surabaya untuk mengakomodasi kebutuhan masyarakat akan tempat hunian yang nyaman, aman dan berlokasi strategis di Jl.Embong Sawo No.1, Surabaya 60271, Jawa Timur.
Penulisan Tugas Akhir ini dilakukan untuk menganalisa kelayakan finansial apartemen Grand Shamaya Tower Aubrey. Analisa tersebut menggunakan 2 indikator kelayakan finansial, yaitu PP (Payback Period) NPV (Net Present V alue) dan IRR (International rate of Return) dengan asumsi masa investasi selama 20 tahun.
Setelah dilakukan perhitungan analisa finansial, pembangunan Apartemen Grand Shamaya Tower Aubrey dikatakan layak dengan hasil Net Present Value (NPV) Rp 345.865.456.667, IRR sebesar 41,27% dan PP selama 3,05 tahun. Variabel paling sensitif pada analisa sensitivitas adalah penurunan harga unit.

The rapid economic growth of the city of Surabaya is an attractive factor for people to live in Surabaya. This phenomenon led to higher demand on residential property. Apartment project development in the city centre is one of the solution for residential property demand, as the land in the city centre is getting higher and scarce. Grand Shamaya Apartment is one of the properties built in Surabaya to accommodate people's needs for a comfortable and safe residential property with strategic location, that is in city center of Surabaya.
This study was aimed to analyse the investment financial feasibility using three financial feasibility indicators: NPV (Net Present Value), IRR (International rate of Return) and PP (Payback Period). The analysis used investment period 20 years. Data collection used in this study were primary data through interview with project developer and secondary data, which was collected through typical apartment and relevant regulation.
The analysis yielded Net Present Value (NPV) of Rp 345.865.456.667, IRR of 41,27% with 3,05 year of Payback Period. These parameters indicated that the project is feasible. This study also conducted sensitivity analysis based on changing on the investment costs, unit selling price, MARR and operational costs parameters. The most sensitive variable is unit price reduction.
