Abstract

Hunian tidak hanya berperan sebagai tempat berlindung diri, di era zaman industrial 4.0 ini Hunian bisa berperan ganda sebagai tempat beristirahat sekaligus tempat berkerja. Seperti pada Home-mini café ini berlantai dua di Jambi ini . Jalan sumantri yang dipenuhi dengan area perdagangan, Intensitas ekonomi menagah keatas yang selalu ramai dan juga banyaknya bangunan-bangunan klasik diperumahan maupun kantor pemerintahan dan banyaknya daerah kuliner disepanjang jalan. Untuk area depanini difungsikan sebagai komersial, sedangkan untuk area hunia menuju pintu masuk samping. Dengan tema vintage pada café yaitu mengikuti bangunan klasik dikombinasikan dengan gaya terkini yaitu industrial sehingga membuat caffe terlihat lebih unik. Untuk desain memakai material struktur yang sama, sedangkan untuk kenyamanan bangunan memakai pennncahayaan alami dan udara alami melalui roster. Tata ruang hunian ini juga disesuaikan dengan kegiatan dan hobby pemilik. Berbeda dengan Perumahan Bank Indonesia yang sudah mengikuti standart luasan rumah, material, façade yang memakai standar kantor sesuai identitasnya . Memberikan batas luasan ruang hunian bagi karyawan dinas dari luar kota .Konsep rumah ini adalah apatemen low rise yang berlantai 4 bertema arsitektur tropis dengan konsep berkelanjutan untuk tahap 2. Dikawasan ini terdapat Kantor Bank ndonesia Jayapura, Gor ,Musholla, lapang Parkir, lapangan dan Taman.

Sumantri street which is filled with trading areas, medium-to-high economic intensity which is always busy and also many classic buildings both for housing and government offices and many culinary areas along the road. For the front area, it is used as a commercial area, while for the residential area, it is used for the side entrance. With a vintage theme in the café, which follows a classic building combined with the latest industrial style, it makes the cafe look more unique. For the design use the same structural materials, while for the comfort of the building use natural lighting and natural air through the list. This residential layout is also adapted to the activities and hobbies of the owner.
This is different from Bank Indonesia Housing which has followed the standard of house area, material, facade which uses office standards according to its identity. Provide a limit on the area of ​​​​residential space for official employees from outside the city. The concept of this house is a low-rise apartment with 4 floors with a tropical architecture theme with a sustainable concept for phase 2.
