Abstract

Pembangunan gedung tinggi berupa apartemen harus memperhatikan beberapa aspek salah satunya adalah pembangunan area parkir apartemen. Bangunan yang digunakan untuk tugas akhir ini adalah proyek Apartemen Bess Mansion Surabaya yang terletak di jalan raya jemursari No. 15, kelurahan Jemur Wonosari, Kecamatan Wonocolo, Surabaya. Perencanaan Pembangunan proyek ini terdiri dari 1 lantai semi basement, 9 lantai sebagai area parkir serta 34 lantai hunian. Untuk tugas akhir ini akan ditinjau pada area parkir apartemen dimulai dari lantai semi basement sampai dengan lantai P8. Pada tugas akhir ini, meninjau pekerjaan struktur bawah dan struktur atas. Metode pekerjaan struktur bawah pondasi menggunakan metode jack in pile sedangkan pekerjaan struktur atas menggunakan metode cast in situ. Pekerjaan struktur bawah meliputi pekerjaan dinding penahan tanah, pondasi tiang pancang, tie beam, pilecap dan raft foundatian. Pekerjaan struktur atas meliputi pekerjaan kolom, shearwall, balok, pelat lantai, ramp, dan pekerjaan tangga. Perhitungan waktu dihitung berdasarkan perhitungan volume pekerjaan, produktivitas, durasi, dan kebutuhan sumber daya setiap item pekerjaan. Sedangkan perhitungan biaya dihitung berdasarkan harga lapangan dan referensi Surabaya meliputi upah pekerja, harga material, dan harga sewa alat yang digunakan. Penyusunan jadwal pelaksanaan pekerjaan dilakukan dengan bantuan software Microsoft project. Hasil dari tugas akhir ini berupa rekapitulasi perhitungan waktu pelaksanaan, rencana anggaran biaya pelaksanaan, metode pelaksanaan yang digunakan serta kurva S pada proyek pembangunan parkir area Apartemen Bess Mansion Surabaya. Berdasarkan hasil analisa didapatkan durasi pekerjaan proyek selama 333 hari kerja dengan besaran biaya pelaksanaan pembangunan proyek sebesar Rp 73,331,304,988.32. ====================================================================================================== The construction of high-rise buildings in the form of apartments must pay attention to several aspects, one of which is the construction of an apartment parking area. The building used for this final project is the Bess Mansion Surabaya Apartment project building located on Jalan Raya Jemursari No. 15, Surabaya City, East Java. Planning The construction of this project consists of 1 semi-basement floor, 9 floors as a parking area and 34 residential floors. For this final project, it will be reviewed in the apartment parking area starting from the semi-basement floor to the P8 floor. The review in this final project reviews the work of the lower and upper structures. The sub-foundation work method uses the jack in pile method while the superstructure work uses the cast in situ method. Substructure works include retaining walls, pile foundations, tie beams, pilecaps and raft foundations. The work of the superstructure includes the work of columns, shearwalls, beams, floor slabs, ramps, and ladder work. Time calculation is calculated based on the calculation of work volume, productivity, duration, and resource requirements for each work item. While the cost calculation is calculated based on field prices and Surabaya references including labor costs, material prices, and equipment rental prices used. The preparation of the work schedule is carried out with the help of the Microsoft project software. The final result of this final project is a recapitulation of the duration, budget estimation, the method of implementation used, and the S curve in the contruction project of Bess Mansion Apartement Surabaya. Based on the results of the analysis, obtained the duration of work for 333 working days with a total cost of implementing the project development of Rp 73,331,304,988.32.
