Abstract

Dilihat dari usia nya saat ini Generasi Z mulai memasuki tahap awal dalam fase karir merumah (housing careers). Secara jumlah Generasi Z di Kota Surabaya cukup dominan yakni mencapai 24,7% dari total populasi. Hal ini turut memicu terciptanya segmen baru dalam pasar hunian. Sehingga pemerintah dan pengembang selaku penyedia perlu menggali informasi lebih dalam mengenai preferensi Generasi Z terkait hunian.
Tujuan dari penelitian ini adalah untuk mengetahui preferensi Generasi Z terkait hunian berdasarkan faktor-faktor demografi yang berpengaruh. Dalam mencapai tujuan tersebut, perlu diketahui terlebih dahulu variabel demografi mana saja yang mempengaruhi preferensi hunian. Untuk menemukan dependensi antar variabel dilakukan analisis regresi linear berganda menggunakan software IBM SPSS 25. Hasil analisis regresi akan diolah menggunakan metode statistik deskriptif guna merumuskan preferensi karakteristik hunian.
Hasil penelitian terhadap 110 orang responden Generasi Z menunjukkan bahwa variabel jenis kelamin, ukuran keluarga, tahapan siklus hidup, dan penghasilan berpengaruh signifkan terhadap preferensi hunian seseorang. Berdasarkan kondisi demografinya, Generasi Z pada penelitian ini memiliki kecenderungan untuk memilih tinggal pada hunian berstatus milik sendiri, bertipe landed housing, dan menggunakan sistem pembayaran angsuran.

Judging from its current age, Generation Z is starting to enter the early stages of the housing careers. The number of Generation Z in Surabaya is quite dominant, reaching 24.7% of the total population. This has also triggered the creation of a new segment in the housing market. So that the government and developers as providers need to dig deeper information concerning the preferences of Generation Z regarding housing.
The purpose of this study was to determine the preferences of Generation Z regarding housing based on influencing demographic factors. In achieving this goal, it is necessary to know in advance which demographic variables affect housing preferences. To find the dependencies between variables, multiple linear regression analysis was performed using IBM SPSS 25 software . The results of the regression analysis will be processed using descriptive statistical methods to formulate preferences for occupancy characteristics.
The results of the research on 110 respondents of Generation Z showed that the variables of gender, family size, life cycle stage, and income had a significant effect on an individual residential preference. Based on demographic conditions, Generation Z in this study has a tendency to choose to live in self-owned landed housing, and use the installment payment system.
