Abstract

Manajemen proyek yang efektif melibatkan kontrol waktu dan kontrol biaya. Penjadwalan dan estimasi biaya pelaksanaan proyek merupakan alat yang efektif untuk mengontrol waktu dan biaya proyek. Dalam perhitungan waktu dan biaya pelaksanaan proyek, penjadwalan dihitung berdasarkan record durasi pada proyek-proyek konstruksi sebelumnya, produktivitas alat berat atau dengan data pengamatan langsung. Kemudian, estimasi biaya proyek bergantung pada ketepatan perhitungan estimasi biaya dari item-item pekerjaan dan durasi waktu pekerjaan itu sendiri. Proyek akhir ini membahas perhitungan estimasi waktu dan biaya pelaksanaan konstruksi Favehotel Ketintang Surabaya
Pada proyek akhir ini, dihitung estimasi waktu dan biaya pelaksanaanan pada Favehotel Ketintang Surabaya. Perhitungan volume dihitung berdasarkan gambar kerja. Metode pelaksanaan disusun berdasarkan informasi pada gambar kerja dan referensi buku. Analisis estimasi biaya pelaksanaan pada tugas akhir termasuk biaya Kesehatan dan Keselamatn Kerja (K3) yang dihitung dari persentase dari total biaya pelaksanaan. Lingkup pekerjaan mencakup pekerjaan struktur, yang terdiri dari 12 lantai dan 1 basement. Pekerjaan struktur tersebut mencakup pekerjaan galian-timbunan tanah, pekerjaan pondasi tiang pancang, kolom, shearwall, balok, pelat dan tangga dan tidak termasuk pekerjaan persiapan. Penjadwalan direncanakan dengan bantuan Microsoft Project dengan menggunakan durasi pekerjaan yang telah dianalis terlebih dahulu.
Dari hasil analisis perhitungan didapatkan durasi pekerjaan struktur Favehotel Ketintang yaitu selama 268 hari kerja dengan biaya pelaksanaan total sebesar Rp13.876.271.885,08 dan biaya pelaksanaan per m2 sebesar Rp2.602.368,62

Effective project management involves time control and cost control. Scheduling and estimating project construction costs is an effective tool to control project time and cost. In calculating the project construction time and cost, the schedule is calculated based on the duration record on previous similar construction projects, the productivity of the heavy equipments or by direct observation data. Then, the project cost estimate depends on the accuracy of the calculation of the estimated cost of the work items and the time duration of the work itself. This final project discusses the calculation of the estimated time and cost for the construction of the Favehotel Ketintang Surabaya.
In this final project, the estimated construction time and costs at Favehotel Ketintang Surabaya are calculated. Volume calculations are calculated based on working drawings. Construction methods are compiled based on information on working drawings and book references. Analysis of the estimated construction costs in the final project including the cost of occupational health and safety which is calculated as a percentage of the total construction cost. The scope of work includes structural work, which consists of 12 floors and 1 basement. The structural work includes excavation-fill work, pile foundation work, columns, shearwall, beams, slabs, and stairs and does not include preparatory work. Scheduling is planned with the help of Microsoft Project using job durations, which have been pre-analyzed.
The results of the calculation analysis show that the duration of structural work at the Favehotel Ketintang is 268 working days with a total construction cost of Rp13.876.271.885,08 and Rp2.602.368,62 per m2
