Abstract

Proyek Ciputra World Surabaya (CWS) Tahap III dibangun di atas lahan seluas 20 hektar. Material sisa (limbah) proyek kini tidak teridentifikasi, sehingga kontraktor tidak mengetahui persentase kerugian akibat limbah di lokasi proyek. Kerugian yang berlebihan dapat mengakibatkan penurunan pendapatan yang diterima kontraktor. Oleh karena itu diperlukan penelitian untuk mengidentifikasi material yang berpotensi boros dan menentukan biaya kerugian akibat timbulan material sisa. Tujuan penelitian ini adalah mengidentifikasi penyebab waste menggunakan value stream mapping, factor penyebab waste yang berupa waktu dan material, dan mitigasi dari permasalahan ini. Metode yang digunakan adalah menggunakan tools improvement yaitu value streaming mapping (lean management), mencari persentase sisa material terbesar terhadap biaya total pekerjaan, dan mengidentifikasi korelasi di setiap proses.
Kesimpulan dari penelitian ini adalah Persentase (VA), (NVA), dan (NNVA) pada proses pekerjaan di proyek Ciputra World Surabaya Phase III adalah VA 48,21 %, NVA 0,06 %, dan NNVA 51,73 %. Kerugian biaya yang berada di lokasi zone 3 podium joint mall lvl. 6,54 meter (basemenet 2) proyek Ciputra World Surabaya Phase 3 sebesar 2,02 % dari biaya total material. Proses pekerjaan yang menghasilkan biaya sisa material terbesar adalah pekerjaan borepile saat instalasi tulangan sebesar 1,08 %. Faktor pemborosan waktu dan material, untuk pemborosan waktu pada kasus ini proses waiting pada setiap proses pengecoran untuk mencapai mutu ultimate strength pada beton yaitu selama 28 hari atau 672 jam. Mitigasi dari permasalahan ini terdiri dari beberapa jenis yaitu policy, organisasi dan manajerial oleh para expert di masing – masing bidang.

The Ciputra World Surabaya (CWS) Project Phase III was built on an area of 20 hectares. Project waste (waste) is currently not identified, so the contractor does not know the percentage of losses due to waste at the project site. Excessive losses can result in a decrease in the revenue received by the contractor. Therefore, research is needed to identify potentially wasteful materials and determine the cost of losses due to the generation of waste materials. The purpose of this study is to identify the causes of waste using value stream mapping, the factors that cause waste in the form of time and material, and mitigation of this problem. The method used is using improvement tools, namely value streaming mapping (lean management), finding the largest percentage of remaining material to the total cost of work, and identifying correlations in each process.
The conclusion of this study is that the percentages (VA), (NVA), and (NNVA) in the work process at the Ciputra World Surabaya Phase III project are VA 48.21%, NVA 0.06%, and NNVA 51.73%. The cost loss is in the zone 3 podium joint mall lvl location. 6.54 meters (basement 2) of the Ciputra World Surabaya Phase 3 project at 2.02% of the total material cost. The work process that produces the largest residual material costs is borepile work during reinforcement installation by 1.08%. The factor of wasting time and material, for wasting time in this case, the waiting process in each casting process to achieve the ultimate strength quality in concrete is 28 days or 672 hours. Mitigation of this problem consists of several types, namely policy, organizational and managerial by experts in each field.
