Abstract

Sejak tahun 1990, banyak perusahaan melakukan penyewaan peralatan (equipment leasing) dan menyerahkan aktivitas maintenance kepada pemilik peralatan (lessor). Maintenance dilakukan untuk mempertahankan, memperbaiki dan mengembalikan kinerja peralatan. Pada prakteknya, equipment leasing terdapat permasalahan seperti kerusakan peralatan dan kelebihan penggunaan anggaran. Pada penelitian ini diusulkan sebuah konsep baru dengan menggunakan Overall Equipment Effectiveness (OEE) sebagai ukuran kinerja dan threshold untuk menentukan jadwal Preventive Maintenance (PM) pada leased equipment. PM dilakukan untuk mencegah kerusakan peralatan, akibatnya ada biaya yang harus dikeluarkan lessor, seperti biaya tetap dan biaya tidak tetap. Selain PM, Corrective Maintenance (CM) dilakukan untuk memperbaiki peralatan yang rusak pada saat peralatan beroperasi. Setiap kerusakan peralatan akan menimbulkan biaya perbaikan dan biaya penalti. Biaya penalti dapat pula timbul akibat waktu perbaikan melebihi waktu yang telah disepakati. Biaya-biaya PM dan CM akan mempengaruhi besarnya expected total profit yang akan didapat lessor. Expected total profit didapatkan dari expeccted total revenue dikurang expected total maintenance cost. Expected total revenue diasumsikan hanya dari hasil equipment leasing. Penelitian ini fokus pada penentuan maintenance strategy yang dapat memaksimalkan expected total profit yang dilihat dari sudut pandang lessor. Penentuan maintenance strategy dilakukan melalui model matematika pada base leasing (awal kontrak). Selanjutnya, penelitian dilanjutkan pada perpanjangan sewa (leasing extension). Leasing extension ditawarkan melalui dua skenario dengan mempertimbangkan tingkat diskon. Skenario pertama adalah leasing extension dimana extension ditawarkan pada awal kontrak. Sedangkan, skenario kedua adalah leasing extension dimana extension ditawarkan di akhir masa kontrak. Lessor memberikan diskon agar lesee melakukan leasing extension. Diskusi yang menarik tentang maintenance strategy dapat dilihat berdasarkan hasil analisis numerik. Hasil analisis numerik menyajikan hubungan antara OEE dan expected total profit. Apabila hasil ini diterapkan, lessor akan mendapatkan informasi yang berguna dalam menentukan maintenance strategy. Hasil analisis numerik menunjukkan bahwa framework maintenance strategy yang merupakan kombinasi antara CM dengan PM, lebih dapat meningkatkan expected total profit dibandingkan CM saja. Selain itu, OEE bisa mencapai batas yang disepakati dengan menentukan jumlah PM. Pada skenario pertama dan skenario kedua, peningkatan periode sewa menghasilkan OEE dengan expected total profit mempunyai kecenderungan menurun. Selain itu, peningkatan diskon dapat memperpanjang periode leasing extension sehingga expected total profit meningkat tetapi OEE memiliki kecederungan menurun.

Since 1990 many companies have shifted to leasing equipment and leaving maintenance activities to the equipment owner (lessor). Maintenance is carried out to maintain, repair and restore equipment performance. In practice, equipment leasing has problems such as equipment breakdowns and overuse of budgets. This study proposes a new concept using Overall Equipment Effectiveness (OEE) as a performance measure and threshold to determine the Preventive Maintenance (PM) schedule for leased equipment. PM is done to prevent equipment failure, as a result there are costs that must be incurred by the lessor such as fixed costs and variable costs. Apart from PM, Corrective Maintenance (CM) is performed to repair equipment failure during operation. Any equipment failure will be subject to repair costs and penalty. Penalty can also arise because the repair time exceeds the agreed time. PM and CM cost will affect the amount of profit that the lessor expects. The total expected profit is obtained from the total expected revenue minus the total expected maintenance costs. This study focuses on determining a maintenance strategy that maximizes the expected total profit from the lessor's point of view. In this study, the determination of the maintenance strategy is carried out through a mathematical model on the basic leasing (initial contract). Furthermore, research continued on lease extension. Leasing extensions are offered in two scenarios by considering the discount rate The first scenario is a lease extension where the extension is offered at the beginning of the contract. Meanwhile, the second scenario is a leasing extension where the extension is offered at the end of the contract period. The lessor provides a discount to extend the lease. An interesting discussion about the maintenance strategy can be seen based on the results of numerical analysis. The result of numerical analysis shows the relationship between OEE and the total expected profit. When these results are implemented, the lessor will find information useful in determining a maintenance strategy. The result of numerical analysis shows that the maintenance strategy framework which is a combination of CM and PM can increase the total expected profit more than CM alone. In addition, OEE can reach agreed limits by optimizing the number of PM. In the first scenario and the second scenario, the increase in lease terms results in OEE with the expectation of total profit experiencing a downward trend. In addition, the increase in discount can extend the period of lease extension so that the total expected profit increases but OEE tends to decrease.
