Abstract

Harga sewa yang ditetapkan pada sebuah rusun, semestinya dapat memenuhi biaya operasional, perawatan dan pemeliharaan serta dapat mengembalikan biaya investasi tetapi, harga sewa rusun Grudo tidak dapat memenuhi biaya-biaya tersebut.
Tujuan penelitian ini adalah mengevaluasi harga sewa yang harus diberlakukan sesuai dengan tingkat subsidi tertentu terhadap pengembalian modal investasi pada rusun Grudo. Metode peramalan biaya yang digunakan adalah metode analisa regresi dan analisa akuntansi untuk meramalkan biaya tetap dan biaya variabel. Setelah didapat persamaan biaya, metode analisa titik impas digunakan untuk menetapkan harga sewa unit yang dapat mencapai kondisi impas antara total pengeluaran dengan total pendapatan yang diterima.
Dari hasil perhitungan pada penelitian ini harga sewa sebesar Rp 627.049,-/ unit/ bulan apabila ada subsidi 100% biaya investasi. Harga sewa Rp 1.621.456,-/ unit/ bulan dengan subsidi hanya biaya tanah dan harga sewa tanpa subsidi adalah sebesar Rp 1.813.736,-/ unit/ bulan.

Abstract
The rental price which set up for a flat, should be able to meet operating cost, maintenance cost and as well as be able to recover investment cost. How ever, the rental price of Grudo Flat cannot cover all these cost.
The objective of this study is to evaluate the rental price to be applied with particular subsidy level given to return on investment of Grudo Flat. Cost forecasting method using regression analysis and accounting analysis to forecast of fixed cost and variable cost. As the cost equation obtained, break even analysis being used to determine unit rental price wich could meet break even condition between total cost and total income.
From this study, as the result of the calculation, the rental price if subsidy level 100% on investment cost is Rp Rp 627.049,-/unit/month. The rental price Rp 1.621.456,-/unit/month with subsidy of land cost and the rental price with out any subsidy is Rp 1.813.736,- unit/month.
