Abstract

Proyek pembangunan hotel The Alimar Surabaya dengan
7 lantai , mempunyai luas tanah sebesar 900 m2 dengan KDB 650
m2 KLB 4550 m2. Permasalahan yang terjadi adalah bangunan
tersebut mempunyai lahan yang tidak terlalu luas dan berhimpitan
langsung dengan rumah warga.
Ruang gerak yang sempit akan sulit untuk menentukan
penempatan site facilities. Dengan perencanaan site layout
facilities yang dapat menghemat pemakaian ruang bangun.
Semakin besar area yang digunakan dalam penempatan site
facilities maka perjalanan antar fasilitas juga semakin banyak
memakan waktu. Pembuatan alternatif site layout perlu dilakukan
agar memperoleh site facilities yang optimal.
Pada penelitian ini dilakukan perencanaan site layout
facilities dengan traveling distance dan safety index atau bisa
disebut multi objectives function sebagai acuannya. Perencanaan
site layout tersebut pada dasarnya dibagi dua tahap yaitu pada
saat pekerjaan sub structure dan pekerjaan upper structure. Dari
kedua tahap pekerjaan tersebut dapat menggunakan metode equal
maupun unequal site layout. Pada perencanaan fasilitas juga
diperhitungkan kebutuhan luas dan fasilitas material pada stock
yard. Setelah melakukan iterasi dan membuat skenario-skenario
ii
bentuk site layout yang berbeda-beda kemudian terpilih salah satu
yang mempunyai nilai multi objectives function paling minimum.
Kemudian dengan menggunakan grafik pareto optima maka grafik
tersebut mampu menunjukkan titik-titik objectives function yang
paling minimum.
Hasil yang di dapatkan adalah pada saat pekerjaan Sub
Structure, site layout yang paling optimal adalah pada alternatif
665 yang mempunyai travelling distance dan safety index terendah
dengan nilai TD sebesar 13246,18 m atau mengalami penurunan
sebesar 3,30% dan nilai SI sebesar 1048 atau mengalami
penurunan sebesar 5,76% dari kondisi perencanaan awal.
Sedangkan Pada saat pekerjaan Upper Structure, site layout yang
paling optimal adalah pada alternatif 122 yang mempunyai
travelling distance dan safety index terendah dengan nilai TD
sebesar 18741,6 m atau mengalami penurunan sebesar 5,15% dan
nilai SI sebesar 1072 atau mengalami penurunan sebesar 6,78%
dari perencanaan awal.

On The Alimar Surabaya hotel construction project with
seven floors, it has 900 m2 of wide area with 650 m2 of KDB and
4550 m2 of KLB. The problem is that building does not have too
wide area and its location is directly side by side with the civilian
houses.
Limited work space will influence on the placement of site
facilities. Good planning in the site layout facilities can save the
work space used. The bigger area that used in site facilities
placement so the more time needed for travelling between the
facilities. Another site layout alternative is also needed to gain
optimal site facilities.
As the reference, planning of site layout using traveling
distance and safety index or it is called as Multi Objectives
Function was used in this study. This site layout planning basically
is divided into two stages which is sub structure stage and upper
structure stage. From those work stages, it can be used equal or
unequal site layout method. In the facility planning is also
calculated wide necessary and material facility on stock yard. After
doing iteration and making some different site layout scenarios,
there are one selected scenarios which have the least multi
objectives function value. By using optimal pareto graph, it can
show the least objectives function points. The result that had been found is on the Sub Structure
works, the most optimal site layout is on the 665th alternatives
which has the lowest travelling distance and safety index with the
TD value is 13246.18 m or it had been decreasing as much as
3.30% and the SI value is 1,048 or it had been decreasing as much
as 5.76% from the existing condition. While on the Upper Structure
works, the most optimal site layout is on the 122th alternatives
which have the lowest travelling and safety index with the TD value
is 18,741.6 m or it had been decreasing as much as 5.15% and the
SI value is 1,072 or it had been decreasing as much as 6.78% from
the beginning prediction.
