Abstract

Proyek pembangunan Apartemen Royal Sentul Park berlokasi di Exit Toll Sirkuit Sentul KM. 33, Jalan Sentul Raya, Kadumanggu, Babakan Madang, Bogor. Apartemen ini memiliki luas lahan sebesar 25.461 m2 serta luas bangunan sebesar 5402,257 m2. Jumlah lantai basement sebanyak 2 lantai serta memiliki jumlah lantai atas sebanyak 34 lantai. Pada pembangunan proyek tersebut, metode yang digunakan yaitu metode pengecoran ditempat (konvensional).
Sebagai bahan pertimbangan percepatan pembangunan proyek, maka dalam penulisan proyek akhir perhitungan waktu dan biaya meninjau struktur lantai basement sampai lantai 15 dengan memodifikasi metode yang digunakan pada lantai tipikal yaitu lantai 8 sampai lantai 15. Metode yang direncanakan yaitu metode precast half slab.
Pada perhitungan waktu mengacu pada time schedule dengan menggunakan program Microsoft project dan perhitungan biaya mengacu pada harga survei serta Peraturan Mentri No 11/PRT/M 2013.
Berdasarkan hasil analisa perhitungan selisih waktu pelaksanaan selama 11 hari kerja dan selisih biaya sebesar Rp 1,775,764,360.29. Dengan memberikan perbandingan waktu pelaksanaan serta biaya konstruksi dengan menggunakan metode yang berbeda, diharapkan dapat mencapai waktu dan biaya yang diharapkan. ======================================================================================================
The construction project of Royal Sentul Park Apartment is located at the Sentul KM Circuit Toll Exit. 33, Jalan Sentul Raya, Kadumanggu, Babakan Madang, Bogor. This apartment has a land area of 25,461 m2 and building area of 5402,257 m2. This apartment has 2 floors basement and 34 floors upper structure. The construction project, used cast in situ method (conventional casting method).
As a consideration for the acceleration of project development, in the final project, the calculation of time and cost to review the basement floor structure to the 15th upper floor by modifying the method used on a typical floor, namely floors 8 to 15 floors.
The time calculation refers to the time schedule using the Microsoft project program and the cost calculation refers to the survey price and Ministerial Regulation No. 11 / PRT / M 2013.
Based on the results of the analysis of the calculation of the difference in execution time during 11 days and the cost of Rp 1,775,764,360.29. By providing a comparison of the implementation time and construction costs using different methods, it is expected to achieve the expected time and cost.
