Abstract

Proyek Pembangunan Grand Kamala Lagoon Tower Victoria direncanakan selesai dalam waktu 29 bulan, dengan nilai kontrak sebesar Rp111.202.696.000. Ada aspek pentingyang perlu ditinjau dari suatu proyek, yaitu aspek pengendalian waktu dan biaya. Dalam menyelesaikan suatu proyek, diperlukan analisis kinerja waktu dan biaya, serta memprediksi waktu dan biaya agar dapat menentukan langkah apa yang dilakukan jika terjadi keterlambatan dan pengeluaran yang berlebih dari suatu proyek. Dalam menganalisis kinerja waktu dan biaya perlu memperhatikan probabilitas terjadinya suatu kondisi. Probabilitas biasanya dinyatakan dalam tiga kondisi, yaitu optimistis, realistis, dan pesimistis. Dengan demikian hasil analisis akan lebih akurat. Tujuan dari penelitian ini adalah untuk mengetahui kinerja waktu dan biaya, serta membandingkan biaya untuk menyelesaikan suatu proyek tanpa dan dengan menggunakan pendekatan probabilistic. Metode yang digunakan adalah metode Earned Value Probabilistic.
Metode ini memberikan informasi mengenai kinerja proyek pada suatu periode pelaporan dan memberikan informasi estimasi waktu dan biaya yang dibutuhkan untuk menyelesaikan seluruh pekerjaan berdasarkan indikator kinerja x saat pelaporan. Data yang dibutuhkan antara lain rincian anggaran biaya, time schedule, laporan bulanan, dan biaya aktual. Nilai probabilitas diperoleh dengan mengumpulkan data sekunder lapangan. Dari data yang didapatkan tersebut kemudian dilakukan analisis waktu, biaya, varians dan indikator kinerja proyek, sertaestimasi biaya untuk menyelesaikan proyek tanpa dan dengan pendekatan probabilistic.
Dari hasil analisis diketahui nilai kinerja waktu dan biaya, dan perkiraan biaya yang dibutuhkan untuk menyelesaikan proyek tanpa dan dengan pendekatan probabilistic. Dengan demikian dapat diketahui apakah proyek tepat waktu dan tepat biaya atau tidak,dan perbedaan perkiraan biaya untuk menyelesaikan proyek tanpa dan dengan pendekatan probabilistic.

The Grand Kamala Lagoon Tower Victoria Development Project is planned to be completed within 29 months, with a contract value of Rp111.202.696.000. There are important aspects that need to be reviewed from a project, namely aspects of time and cost control. In completing a project, time and cost performance analysis is needed, as well as predicting time and costs in order to determine what steps to take if there are delays and excessive expenditures from a project. In analyzing the performance of time and cost, it is necessary to pay attention to the probability of occurrence of a condition. Probability is usually expressed in terms of three conditions, namely optimistic, realistic, and pessimistic. Thus the results of the analysis will be more accurate. The purpose of this study is to determine the time and cost performance, and to compare the costs to complete a project without and using a probabilistic approach. The method used is the Earned Value Probabilistic method.
This method provides information on project performance in a reporting period and provides information on the estimated time and cost required to complete all work based on performance indicators at the time of reporting. The data needed include details of the budget, time schedule, monthly xii reports, and actual costs. The probability value is obtained by collecting secondary field data.
From the data obtained, then an analysis of time, cost, variance and project performance indicators is carried out, as well as cost estimates to complete the project without and with a probabilistic approach. From the results of the analysis, it’s known the value of time and cost performance, and the estimated cost required to complete the project without and with a probabilistic approach. Thus, it’s known whether the project is on time and cost effective or not, and the difference in estimated costs to complete the project without and with a probabilistic approach.
