Abstract

Surabaya merupakan kota terbesar kedua di Indonesia dan 30% dari penduduk Surabaya lahir pada tahun 1980-1999 atau dapat dikategorikan sebagai generasi milenial. Saat ini, generasi milenial berada dalam usia produktif yang paling membutuhkan rumah karena adanya transisi dalam tingkat kehidupan mereka seperti berkeluarga, berkarir
Dengan besarnya angka generasi millennial tersebut, secara tidak langsung diikuti dengan besarnya kebutuhan akan rumah tinggal di Surabaya mengingat tiap generasi memiliki karakteristiknya masing-masing yang pada akhirnya akan mempengaruhi preferensi hunian. Menurut data Badan Pusat Statistik, hanya 26% keluarga milenial memiliki rumah mereka sendiri pada tahun 2019 sehingga mengindikasi besarnya permintaan terhadap perumahan di masa mendatang. Penelitian ini bertujuan untuk melihat kesesuaian penyediaan hunian dengan preferensi hunian generasi milenial di Kota Surabaya. Temuan pada penelitian ini berpotensi untuk menghubungkan supply dan demand.
Analisis Analytic Hierarchical Process (AHP) akan digunakan dalam penelitian ini untuk melihat preferensi hunian generasi milenal dan karakteristik penyediaan hunian di Kota Surabaya. Serta analisis komparatif akan digunakan untuk membandingkan hasil keduanya.
Hasil analisis menunjukkan bahwa sebagian besar indikator dan variabel dikategorikan sudah sesuai, namun masih terdapat adanya ketidaksesuaian antara pengembang perumahan yang menyediakan hunian dan preferensi hunian generasi milenial.

Surabaya is the second-largest city in Indonesia and 30% of its population was born between 1980-1999 also known as millennials. This means they are of productive age and likely to need a house due to their life phase transition such as life events or work.
This demography changes will give an impact on housing demand as each generation is equipped with its own characteristics which eventually contributes to housing preference differences. However, according to the Indonesia Central Bureau of Statistics, only 26% of the Millennial population own their own house in 2019. This indicates the big demand for dwelling in the future. This research aims to uncover the suitability of housing preference and housing supply characteristics among Millennials in Surabaya. Findings from this research can potentially connect supply and demand.
To achieve its goals, this research will employ the Analytic Hierarchical Process (AHP) to identify both housing preference of Millennials and identify the housing supply characteristics in Surabaya. And comparative analysis will be use to compare both AHP result. This research will focus on residential developers and potential buyers.
Findings from this research shows that most of the criteria can be categorized as compatible but there’s still a mismatch between some criteria of housing supply and housing preference among surabaya’s millenials.
