Abstract

Pengembangan konstruksi merupakan proses pertumbuhan suatu bangsa baik pada sektor ekonomi, pendidikan, sosial budaya, pertanian, dan sektor lainnya. Seiring dengan bertambahnya jumlah penduduk kebutuhan fungsi lahan dan fasilitas infrastruktur menjadi kebutuhan utama. Namun dengan adanya urgensitas tersebut kualitas infrastruktur Indonesia perlu ditingkatkan. Permasalahan waktu pelaksanaan produktifitas yang rendah, mutu kualitas bangunan yang tidak sesuai standar serta pelaksanaan K3 yang dianggap buruk. Selain itu indeks pencemaran lingkungan akibat pembangunan infrastruktur di Indonesia juga mengalami peningkatan.
Mempertimbangkan keterlambatan dan menurunnya kualitas konstruksi di masa depan maka memerlukan inovasi konstruksi yang dapat meminimalisir permasalahan diatas. Oleh karena itu, bangunan modular membawa aspek positif bagi konstruksi di Indonesia serta penggunaan metode lean construction yang dapat meminimalisirkan berbagai waste construction. Konstruksi modular adalah satu konsep pembangunan dengan gabungan antara modul modul untuk membentuk suatu ruangan yang di produksi secara langsung di pabrik dan di rangkai secara langsung dilapangan. Proyek pembangunan hunian pekerja IKN sistem modular didesain dalam Tekla Structure untuk mendapatkan volume yang dan visualisasi penjadwalan pekerjaan. Berdasarkan analisa biaya dan waktu yang telah dilakukan, maka didapatkan biaya sebesar Rp711,993,677,471.51. Perencanaan metode lean construction digunakan dalam membantu proses analisa pada studi ini. Metode yang terdiri dari serangkaian kegiatan konversi aliran yang bertujuan untuk mengurangi waste construction, selain itu metode penjadwalan last planner dengan critical chain path method maka didapatkan waktu yang sangat efektif selama 166 hari. Studi ini juga membahas mengenai proses manajemen produksi modular di pabrik pembuatan, proses pembuatan dari bahan mentah menjadi bahan jadi serta supply chain management pada proyek ini. Proses metode pelaksanaan yang efektif dan efisien dari pembangunan modular ini dapat menjadikan pembangunan infrastruktur di Indonesia yang lebih baik.

Construction development is the process of a nation's growth in the economic, educational, socio-cultural, agricultural, and other sectors. Along with the increasing population, the need for land functions and infrastructure facilities became a primary need. However, with this urgency, the quality of Indonesian Infrastructure needs to be improved. The problem with low productivity implementation time, quality of building that does not meet the standards and the implementation of HSE management which is considered poor. In addition, the environmental pollution index due to infrastructure development in Indonesia has also increased.
Considering the delay and declining quality of construction in the future, it requires construction innovations that can minimize the above problems. Modular buildings bring positive aspects to construction in Indonesia and the use of lean construction methods that can minimize various construction waste. Modular construction is a construction concept with a combination of modules to form a room that is produced directly in the factory and assembled directly in the field. The construction project of Hunian Pekerja IKN Modular system is designed in Tekla Structure to get the volume and visualization of work scheduling. Based on the cost and time analysis that has been carried out, the cost is Rp711,993,677,471.51. Lean Construction method planning is used to assist the analysis process in this study. The method consists of a series of flow conversion activities aimed at reducing construction waste, in addition to the last planner scheduling method with critical chain path method to obtain a very effective time for 166 days. This study also discusses the modular production management process in the manufacturing plant, the manufacturing process from raw materials to finished materials and supply chain management in this project.
