Abstract

Seiring perkembangan teknologi konstruksi, penggunaan elemen pracetak pada bangunan sudah mulai dipertimbangkan. Salah satu elemen struktur itu adalah pelat, penggunaan pelat pracetak dibandingkan pelat konvensional akan menguntungkan secara ekonomi, waktu, dan tenaga kerja. Salah satu penggunaan pracetak untuk pelat lantai adalah Hollow Core Slab (HCS), HCS yaitu pelat pratekan yang menggunakan sistem pre-tensioning. Adanya lobang dibagian tengah pelat dapat megurangi berat tanpa mengurangi kapasitas lenturnya, dan relatif lebih ringan. Penyusunan proyek akhir yang berjudul “Analisa Perhitungan Biaya Dan Waktu Pelaksanaan Metode Modifikasi Hollow Core Slab Pada Proyek Pembangunan Tower ITS 2 Surabaya” ini menggunakan data bangunan Tower ITS 2 Surabaya. Proyek ini berlokasi di Jl. Teknik Mesin no. 175, Sukolilo, Surabaya. Dengan luas bangunan 14.401m2, bangunan ini terdiri atas 2 gedung utama yaitu tower dan annex, dan 5 bangunan penunjang. Proyek ini seluruh pekerjaan elemen struktur beton menggunakan metode cor konvensional. Sedangkan metode pelaksanaan yang digunakan dalam penyusunan proyek akhir adalah metode Hollow Core Slab. Dengan data yang ditinjau pada proyek akhir hanya struktur bangunan gedung tower lantai 2 hingga lantai atap. Hasil analisis menunjukkan bahwa bangunan dengan metode konvensional membutuhkan biaya lebih besar yaitu Rp. 37.143.160.692,- Sedangkan HCS hanya membutuhkan biaya sebesar Rp. 34.222.092.654,- sehingga lebih efisien sebesar 6%, selain itu juga waktu pengerjaan lebih cepat dengan selisih 28 hari dibandingkan sistem kovensional.

Along with developments in construction technology, the use of precast elements in buildings has begun to be considered. One of the structural elements is the plate. The use of precast plates compared to conventional plates will benefit economically, time and labor. One of the uses of precast for floor slabs is Hollow Core Slab (HCS), HCS is a prestressed plate that uses a pre-tensioning system. The existence of a hole in the middle of the plate can reduce weight without reducing its bending capacity, and it is relatively lighter. The preparation of the final project entitled "Analysis of Cost Calculations and Implementation Time of the Hollow Core Slab Modification Method in the ITS 2 Surabaya Tower Development Project" uses building data for the ITS 2 Surabaya Tower. This project is located on Jl. Mechanical Engineering no. 175, Sukolilo, Surabaya. With a building area of 14,401m2, this building consists of 2 main buildings, namely the tower and annex, and 5 supporting buildings. This project consists of all concrete structural elements using conventional cast methods. While the implementation method used in the preparation of the final project is the Hollow Core Slab method. With the data reviewed in the final project, only the building structure of the tower floors 2 to floors roof. The result of the analysis show that buildings with conventional methods require more cost, namely IDR.37.143.160.692,- while HCS only costs IDR. 34.222.092.654,- so that its more efficient by 6%, besides that the processing time is also faster with a difference of 28 days compared to the conventional system.
