Abstract

Pada Proyek Akhir ini membahas mengenai perhitungan waktu dan biaya pelaksanaan struktur proyek pembangunan Hotel Aston Sumenep. Hotel Aston Sumenep ini terdiri dari Bangunan Ballroom dan Tower, namun dalam proyek akhir ini bangunan yang akan ditinjau adalah bangunan Tower lantai 3 sampai roof top. Data yang diperoleh dari pihak perencana adalah data gambar struktural yang terdiri dari gambar denah, detail, dan potongan. Struktur Tower berupa kolom, balok, tangga, dan shear wall yang menggunakan metode pengecoran in-situ, sedangkan metode yang diajukan untuk perhitungan pelat lantai adalah metode Precast Half Slab. Metode ini dipilih karena kelebihannya, yaitu tidak membutuhkan banyak pekerja dan pengerjaan yang lebih cepat. Elemen Precast Half Slab di desain tanpa merubah desain struktur eksisting dengan menyesuaikan terhadap setiap tahapan konstruksi mulai dari penumpukan elemen precast, proses pengangkatan, pemasangan hingga pengecoran overtopping. Perhitungan waktu dan biaya pelaksanaan proyek ini diawali dengan perhitungan volume pekerjaan, produktivitas, durasi, biaya dan penyusunan jadwal pekerjaan. Metode penjadwalan menggunakan program bantu berupa Microsoft Project yang menghasilkan output berupa gantt chart sehingga hasil dari proyek akhir ini berupa durasi pekerjaan pembangunan, biaya pelaksanaan serta kurva S. Dari hasil analisa didapat durasi pekerjaan dengan metode Precast Half Slab selama 95 hari sedangkan metode konvensional membutuhkan waktu 132 hari, maka durasi pekerjaan dengan metode Precast Half Slab adalah 37 hari lebih cepat. Selain itu diperoleh nilai biaya pelaksanaan untuk metode Precast Half Slab sebesar Rp. 12.203.983.565,- sedangkan metode konvensional sebesar Rp. 12.006.254.064,-, maka biaya pekerjaan dengan metode Precast Half Slab lebih mahal 1,646% dengan selisih sebesar Rp. 197.729.501,-.

This Final Project discusses the time and cost calculation of implementing the project structure of Aston Sumenep Hotel construction. Aston Sumenep Hotel has Ballroom dan Tower building, but in this final project discusses the tower building 3th floor until roof top. The data that obtained from the planner is structural drawing which consisting of structural plan, structural detail, and section. In this final project the method proposed for the calculation of the floor slab is the half slab precast method. This method was chosen because of its advantages, namely it does not require a lot of workers and fast processing. The Precast Half Slab elements are designed without change the existing structural design with adapt to construction phase from placing, lifting, installation and until casting. The calculation of the time and cost of implementing this project is done by limiting the calculation to the structure only. Then proceed with the calculation of the volume of work, productivity, duration, costs and preparation of work schedules. The scheduling method uses an auxiliary program in the form of Microsoft Project and produces a gantt chart. So that the results of this final project are the duration of development work, costs implementation and the S curve. From the results of the analysis, the duration of work with the Precast Half Slab method is 95 days while the conventional method takes 132 days, so the duration of work with the Precast Half Slab method is 37 days faster. In addition, the implementation cost value for the Precast Half Slab method is Rp. 12.203.983.565,- while the conventional method is Rp. 12.006.254.064,-, the cost of work using the Precast Half Slab method is 1,647% more expensive with a difference of Rp. 197.729.501,-.
