Abstract
Kota Depok, yang pada tahun 2022 memiliki jumlah penduduk 2.160.905 jiwa, mengalami peningkatan pertumbuhan penduduk yang dapat dikaitkan dengan tingginya kebutuhan akan rumah. Kebutuhan akan rumah menciptakan peluang investasi properti bagi PT Mentari Gemilang Realty. PT Mentari Gemilang Realty membuka opsi rencana pembangunan perumahan dalam lahan seluas 83.000 m2 yang tentunya memerlukan biaya cukup besar dalam proses pengembangannya. Oleh karena itu, diperlukan analisis investasi dari segi finansial untuk menilai proyeksi keuntungan atau kerugian dari investasi pengembangan perumahan. Selain itu, perlu dilakukan juga analisis sensitivitas guna mengetahui batas penerimaan investasi dan pengaruh dari perubahan beberapa variabel terhadap keputusan kelayakan rencana pembangunan perumahan. Analisis investasi pembangunan perumahan ini menggunakan metode net present value (NPV), internal rate of return (IRR), dan payback period (PP) dengan masa investasi selama tujuh tahun. Analisis investasi didahului dengan membuat aliran arus kas berdasarkan nilai investasi, biaya, pendapatan, dan pajak, yang kemudian dilanjutkan dengan analisis sensitivitas terhadap perubahan nilai investasi, perubahan biaya, dan perubahan jumlah penjualan unit rumah. Hasil analisis investasi dengan MARR 6,45% menunjukkan bahwa opsi rencana pembangunan perumahan di Jalan Cagar Alam Selatan berpotensi mendatangkan keuntungan dengan NPV sebesar Rp13.507.084.225, IRR sebesar 21,90%, dan PP yang terjadi pada masa akhir investasi, yaitu tahun ke-7. Hasil analisis sensitivitas menunjukkan bahwa opsi perencanaan pembangunan perumahan ini masih berpotensi mendatangkan keuntungan apabila nilai investasi tidak meningkat lebih dari 4,79% atau sebesar Rp399.580.212.938, biaya tidak meningkat lebih dari 107,70% atau sebesar Rp38.704.604.175, dan penjualan unit rumah tidak menurun lebih dari 4,38% atau 387 rumah. Berdasarkan analisis sensitivitas, penurunan penjualan unit rumah menjadi variabel yang paling sensitif karena memiliki batas perubahan yang paling kecil dibandingkan dengan variabel lainnya, yaitu hanya sebesar 4,38% dapat mengubah keputusan investasi.

Depok, which in 2022 had a population of 2.160.905 people, has experienced an increase in population growth resulting in high demand for housing. The need for housing creates real estate investment opportunities for PT Mentari Gemilang Realty. PT Mentari Gemilang Realty will develop the 83.000 m2 land area which requires huge investment cost in the process of its development. Therefore, an investment analysis is necessary to assess the profit or loss of housing development. In addition, sensitivity analysis is needed to determine the border of investment acceptance and the impact of changes in some variables of investment on this housing development plan. Net present value (NPV), internal rate of return (IRR), and payback period (PP) were used to analyze the investment of this housing development plan. The investment analysis begins with the estimation of investment, costs, income, and taxes, then continued with sensitivity analysis based on the change in the value of investment, costs, and amount of housing sales. The investment analysis results indicated that the housing development plan in Cagar Alam Selatan Street has the potential to yield profits with the NPV of Rp13.507.084.225, the IRR of 21,90%, and the PP that occurred at the end of investment period, the 7th-year. The results of the sensitivity analysis show that this housing development is still potentially yielding profits when the investment value did not exceed 4,79% or at Rp399.580.212.938, the costs does not exceed 107,70% or at Rp38.704.604.175, and the sales of the housing unit did not decrease more than 4,38% or 387 houses. Based on the sensitivity analysis, the decline in housing sales became the most sensitive variable because it has the smallest change limit, 4,38%, that could change the investment decision.
