Abstract

Kegiatan konstruksi memiliki waktu yang tidak banyak dan menggunakan sumber daya yang bermacam – macam. Oleh sebab itu, pelaksanaan suatu kegiatan konstruksi membutuhkan managemen yang tepat untuk mengatur segala sumber daya yang ada didalamnya secara efektif dan efisien. Pada proyek akhir ini dilakukan analisa ulang dengan melakukan penggantian metode bekisting konvensional menjadi bekisting phenolic film dan Perth Construction Hire (PCH).
Bekisting phenolic film ini mempunyai kelebihan yaitu dapat digunakan berulang kali dan cocok digunakan untuk konstruksi bangunan gedung bertingkat tinggi dan biaya serta pekerja yang dipakai cenderung kurang daripada metode bekisting pada umumnya. Perancah PCH termasuk kedalam inovasi perancah yang sangat banyak kelebihannya apabila digunakan dalam proyek konstruksi. Perancah ini mudah, cepat, dan hasil pemasangan lebih tertata daripada perancah pada umumnya.
Dari Analisa perhitungan yang dilakukan pada proyek akhir ini didapatkan hasil perbandingan waktu dan biaya pelaksanaan proyek pembangunan Gedung Tower At Taawun Lantai 2 – 11 Universitas Muhammadiyah Surabaya dengan metode bekisting phenolic film dan Perth Construction Hire (PCH) selama 262 hari ditambah dengan waktu install dan bongkar perancah PCH selama 19 hari dan biaya sebesar Rp 14.392.711.939,36. Untuk metode bekisting konvensional didapatkan durasi selama 262 hari hari ditambah dengan waktu install dan bongkar perancah scaffolding selama 36 hari dan biaya sebesar Rp 13.204.291.304,90. Selisih dari penggunaan bekisting phenolic film dan PCH dan bekisting konvensional sebesar Rp 1.188.420.634,47 dan presentasi selisih dari kedua metode tersebut sebesar 9%.

Construction activities do not require much time and use a variety of resources. Therefore, the implementation of a construction activity requires appropriate management to manage all existing resources effectively and efficiently. In this final project, a re-analysis was carried out by replacing the conventional formwork method with phenolic film formwork and Perth Construction Hire (PCH).
This phenolic film formwork has the advantage that it can be used repeatedly and is suitable for the construction of high-rise buildings and the costs and labor used tend to be less than formwork methods in general. PCH scaffolding is a scaffolding innovation that has many advantages when used in construction projects. This scaffolding is easy, fast, and the installation results are more orderly than scaffolding in general.
From the analysis of the calculations carried out on this final project, the results of the comparison of the time and costs for the construction of the At Taawun Tower Building, Floors 2 - 11, Muhammadiyah University of Surabaya, were obtained using the phenolic film formwork method and Perth Construction Hire (PCH) for 262 days plus the installation and dismantling time. PCH scaffolding for 19 days and a cost of IDR 14,392,711,939.36. For the conventional formwork method, the duration is 262 days plus the scaffolding installation and dismantling time is 36 days and the cost is IDR 13,204,291,304.90. The difference between using phenolic film and PCH formwork and conventional formwork is IDR 1,188,420,634.47 and the difference between the two methods is 9%.
