Abstract

Pulihnya peningkatan kegiatan wisata di Bali pasca pandemi Covid-19 membuka peluang investasi pada akomodasi penginapan khususnya pada resort. Resort merupakan salah satu akomodasi penginapan yang diminati wisatawan karena mempunyai fasilitas beragam yang terletak di kawasan wisata. PT Hotel Indonesia Properti bekerja sama dengan Minor Group Hotel memutuskan untuk membangun Hotel Anantara Ubud Resort yang dibangun dengan total 50 unit type suite hotel dan 50 unit type pool villas yang terdiri dari tipe resort, residence, dan Anantara Vacation Club (AVC). Konsep pembangunan tersebut memerlukan biaya investasi yang besar sehingga perlu ditinjau sensitivitas kelayakan finansial dari proyek hotel tersebut. Analisis kelayakan finansial dilakukan dengan menggunakan 3 indikator yaitu Net Present Value (NPV), Internal Rate of Return (IRR), dan Payback Period (PP). Analisis sensitivitas dilakukan dengan merubah nilai variabel biaya investasi, harga jual unit room, tingkat okupansi, dan biaya operasional dan maintenance (O&M) untuk meninjau pengaruh perubahan terhadap kelayakan investasi. Hasil analisis kelayakan finansial dengan MARR sebesar 6,66% dan masa investasi selama lima belas tahun, proyek pembangunan Hotel Anantara Ubud Resort layak dilaksanakan dengan nilai NPV sebesar Rp226.144.680.282, PP di tahun ke-15, dan nilai IRR sebesar 14,23%. Hasil analisis sensitivitas masing-masing variabel, proyek pembangunan Hotel Anantara Ubud Resort layak secara finansial apabila biaya investasi tidak naik lebih dari 26,47%, harga jual unit room untuk semua tipe tidak turun lebih dari 6,67%, tingkat okupansi tidak turun lebih dari 2,99%, biaya operasional dan maintenance (O&M) tidak naik lebih dari 8,37%.

The recovery of tourism activities in Bali post the Covid-19 pandemic has opened investment opportunities in accommodation, especially resorts. Resorts are one of the preferred types of accommodation for tourists because they offer diverse facilities located in tourist areas. Minor Group Hotel, together with PT Hotel Indonesia Properti, has decided to build the Anantara Ubud Resort, consisting of a total of 50 units of suite hotels and 50 units of pool villas, including resort, residence, and Anantara Vacation Club (AVC) types. The construction concept requires significant investment costs, so it is necessary to assess the financial feasibility sensitivity of the hotel project. Financial feasibility analysis is conducted using three indicators: Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period (PP). Sensitivity analysis is performed by changing the values of investment costs, unit room selling price, occupancy rate, and operational and maintenance (O&M) to examine the impact of changes on investment feasibility. The financial feasibility analysis results, with a Minimum Acceptable Rate of Return (MARR) of 6.66% and an investment period of fourteen years, show that the Anantara Ubud Resort project is feasible, with an NPV value of Rp226,144,680,282, a PP in 15 years, and an IRR value of 14.23%. Furthermore, the sensitivity analysis indicates financial feasibility if the investment costs do not increase by more than 26.47%, the unit room selling price for all types does not decrease by more than 6.67%, the occupancy rate does not decrease by more than 2.99%, and the operational and maintenance (O&M) costs do not increase by more than 8.37%.
