Abstract

Proses desain pada proyek konstruksi diharapkan melibatkan banyak pemangku kepentingan agar dapat mencapai kepuasan individu dan kepuasan bersama. Pemangku kepentingan yang terlibat dalam proses ini yaitu desainer, manajemen proyek, dan manajemen fasilitas. Mereka dianggap memiliki peran penting dikarenakan memiliki multidisiplin ilmu yang berbeda dan diharapkan mampu membuat kinerja proyek konstruksi menjadi lebih efisien.Tujuan penelitian ini untuk menganalisa fungsi kriteria solusi optimal secara teoritis dan empiris serta pengaruhnya terhadap batas penerimaan dan penolakan pemangku kepentingan terhadap hasil keputusan kolaborasi pada fase desain konstruksi.
Penelitian ini merupakan penelitian dengan model penelitian generalisasi statistik menggunakan metode survei, dan kuisioner digunakan sebagai alat pengumpulan data. Kuisioner ini dibagikan kepada desainer (arsitektur maupun konstruksi), manajemen proyek, dan manajemen fasilitas di perusahaan properti atau perusahaan yang memiliki portofolio proyek properti apartemen di Surabaya. Sebanyak 102 responden telah mengembalikan kuisioner dan selanjutnya dilakukan analisis deskriptif dan analisis regresi mengenai pengaruh fungsi kriteria solusi optimal terhadap batas penerimaan dan penolakan pemangku kepentingan terhadap hasil keputusan kolaborasi pada tahap desain konstruksi.
Hasil penelitian menunjukkan terdapat lima fungsi kriteria untuk solusi optimal dan tidak terdapat perbedaan secara teoritis dan empiris mengenai fungsi-fungsi kriteria solusi optimal. Selanjutnya fungsi-fungsi kriteria tersebut memiliki pengaruh terhadap batas penerimaan dan penolakan pemangku kepentingan terhadap keputusan kolaborasi. Tiga dari lima fungsi kriteria memengaruhi batas penerimaan dan penolakan terhadap keputusan kolaborasi dan memiliki pengaruh positif/ searah. Serta dua dari lima fungsi kriteria lainnya memiliki pengaruh dan pengaruh yang negatif terhadap batas penerimaan dan penolakan pemangku kepentingan terhadap hasil keputusan kolaborasi.

The design process of construction projects is expected to involve many stakeholders to achieve individual and mutual satisfaction. The stakeholders involved in this process are designers, project management, and facilities management. They are considered to have an important role because they have different multidisciplinary knowledge and are expected to be able to make construction project performance more efficient. This research aims to determine the function of optimal solution criteria theoretically and empirically and their influence on the limits of stakeholder acceptance and rejection of the results of collaborative decisions in the phase construction design. This research uses a statistical generalisation research model using survey methods and questionnaires using data collection tools. This questionnaire was announced to designers (architecture and construction), project management and facilities management who are in property companies or have a portfolio of apartment property projects in Surabaya. The data that has been collected is that 102 respondents returned questionnaires and carried out descriptive analysis regarding the function of theoretically optimal solution criteria and regression analysis regarding the magnitude of the influence of the variables studied on the limits of stakeholder acceptance and rejection of the results of collaborative decisions at the construction design stage. The research results show that there are five criteria functions for the optimal solution, and there are no theoretical and empirical differences regarding the criteria functions for the optimal solution. Furthermore, these criteria functions influence the limits of stakeholder acceptance and rejection of collaboration decisions. Three of the five criteria functions influence the limits of acceptance and rejection of collaboration decisions and have a positive/ directional influence. Two of the other five criteria functions have a negative influence on the limits of stakeholder acceptance and rejection of the results of collaboration decisions.
