Abstract

Kemajuan ilmu dan teknologi telah mendorong industri AEC (Architecture, Engineering, and Construction) untuk mencari solusi yang lebih efisien. Building Information Modeling (BIM) muncul sebagai jawaban, mulai diterapkan di Amerika Serikat sejak 2003 dan berkembang pesat di sektor konstruksi sejak 2007. Studi kasus menunjukkan keunggulan BIM dibandingkan metode konvensional, dengan peningkatan signifikan dalam efisiensi waktu, pengurangan kebutuhan SDM, dan penghematan biaya. Penerapan BIM 4D, yang melibatkan aspek waktu pada model 3D, memberikan visualisasi yang lebih baik. Software BIM berupa Autodesk Revit dan Naviswork digunakan dalam penelitian ini. Revit memungkinkan pemodelan 3D bangunan dengan elemen struktural secara terinci, perhitungan kuantitas pekerjaan, dan deteksi tumpang tindih elemen (clash detection). Sementara, Naviswork digunakan untuk penjadwalan 4D. Penelitian ini menggunakan objek analisis berupa proyek pembangunan Elevee Penthouse and Residence Alam Sutera Tower 2. Data proyek yang digunakan berupa data sekunder, seperti Kurva S, Detailed Engineering Design, Shop Drawing, dan Penjadwalan, yang menjadi dasar penelitian. Diharapkan hasil penelitian ini dapat menambah wawasan pengetahuan tentang BIM dan menjadi referensi bagi penelitian sejenis. Perencanaan diawali dengan pemodelan struktur menggunakan software Revit Autodesk, mengacu pada data proyek berupa Detailed Engineering Design dan Shop Drawing untuk menghasilkan data berupa kuantitas pekerjaan. Dilanjutkan dengan bantuan software Autodesk Naviswork untuk perencanaan penjadwalan. Dari hasil pemodelan 3D yang dilakukan dengan software Revit, didapatkan untuk struktur bawah volume beton sebesar 10322 m^3, luasan keperluan bekisting sebesar 5522 m^2, volume pengeboran sebesar 4117 m, dan berat pembesian sebesar 452617,4 kg. Sedangkan untuk struktur atas didapatkan volume beton sebesar 17982,2 m^3, luasan keperluan bekisting sebesar 121085 m^2, dan berat pembesian sebesar 3511332 kg. Estimasi durasi proyek, didapatkan dengan menghitung produktivitas menggunakan koefisien sesuai dengan Permen PUPR 2022 dan penelitian sejenis, dan menghasilkan estimasi durasi proyek sebesar 507 hari.

Advances in science and technology have encouraged the AEC (Architecture, Engineering, and Construction) industry to look for more efficient solutions. Building Information Modeling (BIM) emerged as the answer, starting to be implemented in the United States since 2003 and growing rapidly in the construction sector since 2007. Case studies show the superiority of BIM over conventional methods, with significant improvements in time efficiency, reduced human resource requirements, and cost savings. The application of 4D BIM, which involves the time aspect of the 3D model, provides better visualization. BIM software in the form of Autodesk Revit and Naviswork is used in this research. Revit allows detailed 3D modeling of buildings with structural elements, work quantity calculations, and clash detection. Meanwhile, Naviswork is used for 4D scheduling. This research uses the object of analysis in the form of the Elevee Penthouse and Residence Alam Sutera Tower 2 construction project. The project data used is secondary data, such as S Curve, Detailed Engineering Design, Shop Drawing, and Scheduling, which is the basis of the research. It is hoped that the results of this research can increase knowledge about BIM and become a reference for similar research. Planning begins with structural modeling using Autodesk's Revit software, referring to project data in the form of Detailed Engineering Design and Shop Drawing to produce data in the form of work quantities. Continuing with the help of Autodesk Naviswork software for scheduling planning. From the 3D modeling results conducted using Revit software, The quantities obtained for the lower structure are as follows: a concrete volume of 10,322 m³, a formwork area requirement of 5,522 m², a drilling volume of 4,117 m, and a reinforcement weight of 452,617.4 kg. For the upper structure, the quantities are a concrete volume of 17,982.2 m³, a formwork area requirement of 121,085 m², and a reinforcement weight of 3,511,332 kg. The project duration estimate was calculated by considering productivity coefficients in accordance with Permen PUPR 2022 and similar studies, resulting in an estimated project duration of 507 days.
