Abstract
Proyek pembangunan Bella Tower yang berlokasi di Kejawan Putih Mutiara Tengah Pakuwon Kejawan Putih Tambak, Surabaya, Jawa Timur, mengalami penundaan yang signifikan sehingga berpotensi mengakibatkan tertundanya penyelesaian dan kerugian finansial bagi kontraktor dan pemilik proyek. Penelitian ini bertujuan untuk menganalisis alternatif percepatan proyek dengan metode Time-Cost Trade-Off (TCTO) dari sudut pandang kontraktor. Penelitian ini menggunakan metode TCTO yang melibatkan identifikasi alternatif percepatan (crashing) yang layak, seperti penambahan tenaga kerja, jam kerja, dan kapasitas peralatan kerja. Biaya dan durasi proyek untuk setiap alternatif dihitung dan dibandingkan menggunakan perangkat lunak QM-PM untuk menentukan pilihan optimal. Data proyek dikumpulkan melalui studi literatur, wawancara dengan tim proyek, dan analisis observasi lapangan menunjukkan bahwa durasi proyek dapat dipersingkat dari 252 hari menjadi 207 hari dengan total biaya tambahan sebesar Rp 390.625.821. Alternatif percepatan yang paling optimal melibatkan kombinasi tambahan tenaga kerja dan jam kerja. Penelitian ini menunjukkan bahwa metode TCTO efektif dalam menganalisis dan memilih alternatif percepatan proyek yang optimal, dengan mempertimbangkan keseimbangan antara waktu dan biaya. Kontraktor dapat menggunakan hasil penelitian ini sebagai rekomendasi untuk mempercepat proyek, dengan mempertimbangkan faktor-faktor seperti ketersediaan sumber daya, keterbatasan anggaran, dan dampak terhadap kualitas pekerjaan ============================================================The Bella Tower construction project located in Kejawan Putih Mutiara Tengah Pakuwon Kejawan Putih Tambak, Surabaya, East Java, is experiencing significant delays, potentially resulting in delays in completion and financial losses for contractors and project owners. This research aims to analyse alternative project acceleration using the Time-Cost Trade-Off (TCTO) method from the contractor's perspective. This research uses the TCTO method, which involves identifying feasible acceleration (crashing) alternatives, such as increasing labour, working hours and work equipment capacity. The costs and project duration for each alternative are calculated and compared using QM-PM software to determine the optimal choice. Project data was collected through literature studies, interviews with the project team, and field observations’ analysis shows that the project duration can be shortened from 252 days to 207 days with a total additional cost of IDR 390,625,821. The most optimal acceleration alternative involves a combination of additional labour and working hours. This research shows that the TCTO method is effective in analysing and selecting optimal project acceleration alternatives, considering the balance between time and cost. Contractors can use the results of this research as recommendations to speed up projects, considering factors such as resource availability, budget constraints, and impact on work quality.
