Abstract

Keterlambatan dalam pelaksanaan proyek berpotensi menyebabkan pemborosan waktu dan biaya sehingga diperlukan perencanaan serta pengendalian proyek yang efisien. Penelitian ini bermaksud menemukan keseimbangan yang optimal antara waktu dan biaya dengan mempertimbangkan faktor risiko dan ketidakpastian dalam penjadwalan proyek pembangunan gudang bahan baku di kota Lawang. Penjadwalan deterministik dengan analisis critical path method (CPM) ditemukan sepuluh aktivitas kritis dengan total slack nol yang tidak boleh mengalami keterlambatan. Penjadwalan probabilistik dengan monte carlo simulation (MCS) ditemukan durasi yang paling memungkinkan selama 231 hari dengan kemungkinan terjadinya 50%. Alternatif skenario crashing dilakukan terhadap metode pelaksanaan pekerjaan pembongkaran, konstruksi sipil, dan
konstruksi baja dengan penambahan jam dan tenaga kerja serta penggunaan alat berat breaker. Pengembangan metode time cost trade off (TCTO) dihasilkan durasi percepatan paling optimal adalah durasi akhir 210 hari dan penambahan biaya sebesar 7.48% dengan probabilitas percepatan sebesar 10% (durasi optimis).
Penelitian diharapkan berkontribusi terhadap manajer proyek konstruksi dengan mengusulkan pendekatan sistematis model time cost trade off dengan pertimbangan waktu, biaya, dan risiko. ============================================================
Effective project planning and control are necessary since delays in project execution lose time and resources. This research aims to identify the ideal balance between duration and cost by evaluating risk factors and uncertainties in the scheduling of the raw material warehouse building project in Lawang. Deterministic scheduling utilizing critical path method (CPM) analysis found ten important tasks with a total slack of zero that must not incur delays. Probabilistic scheduling using Monte Carlo simulation (MCS) determined the most likely duration to be 231 days, with a 50% likelihood of occurrence. Alternative crashes scenarios were conducted on the demolition procedures, civil engineering, and steel construction by increasing working hours, labour size, and employing heavy breaker machinery. The development of the time cost trade-off (TCTO) technique yielded an ideal acceleration length of 210 days, accompanied by an extra cost of 7.48% and an acceleration probability of 10% (optimistic duration). By presenting a methodical approach to the time-cost trade-off model that takes duration, cost,
and risk into account, the research is anticipated to benefit construction project managers.
