Abstract

Industri konstruksi di Indonesia terus berkembang seiring meningkatnya pembangunan infrastruktur nasional. Keberhasilan pelaksanaan proyek konstruksi sangat tergantung pada kinerja perusahaan kontraktor, yang dipengaruhi oleh berbagai aspek, termasuk produktivitas tenaga kerja dan pemanfaatan sumber daya secara efektif. Kinerja ini mencakup kemampuan perusahaan dalam mengatur dan mengoptimalkan berbagai sumber daya yang dimiliki, mulai dari tenaga kerja, alat dan mesin, bahan material, metode kerja, hingga pengelolaan biaya dan waktu.
Perusahaan kontraktor skala menengah memiliki peran penting dalam industri ini karena banyak menangani proyek-proyek yang berukuran sedang dengan kompleksitas yang bervariasi, seperti instalasi mekanikal dan elektrikal di gedung-gedung komersial dan perumahan. Meski skalanya tidak sebesar perusahaan besar, kontraktor menengah sering menghadapi tantangan operasional yang unik, terutama dalam hal manajemen ruang kerja. Salah satu masalah utama dalam proyek konstruksi adalah ruang kerja yang terbatas, terutama jika proyek dilakukan di area perkotaan yang padat dan terbatas secara fisik. Keterbatasan ini menyebabkan pergerakan tenaga kerja, alat kerja, dan material menjadi kurang efisien, sehingga dapat memperlambat proses produksi. Penelitian ini dilakukan untuk menganalisis kebutuhan luasan ruang kerja yang adaptif pada perusahaan kontraktor skala menengah. Pengaturan ruang kerja yang efektif menjadi faktor penting untuk menunjang mobilitas tenaga kerja, distribusi material, dan kelancaran proses produksi secara keseluruhan. Menggunakan pendekatan deskriptif kualitatif dan kuantitatif, data dikumpulkan melalui observasi, wawancara serta dokumentasi aktivitas konstruksi di lokasi. Hasil kajian menunjukkan bahwa pengelolaan ruang kerja yang adaptif merupakan kebutuhan strategis bagi perusahaan kontraktor skala menengah dalam menghadapi tantangan keterbatasan ruang di lapangan. Pengaturan ruang yang fungsional dan fleksibel terbukti mampu meningkatkan efisiensi pergerakan tenaga kerja serta distribusi material. Studi ini menegaskan pentingnya pendekatan desain ruang kerja yang mempertimbangkan pola aktivitas dan kebutuhan adaptif, guna mendorong produktivitas serta efektivitas pelaksanaan proyek konstruksi, khususnya pada proyek berskala menengah di kawasan urban. Temuan ini diharapkan dapat menjadi referensi praktis bagi kontraktor serupa dalam merancang ruang kerja yang lebih responsif terhadap dinamika operasional di lapangan.

The construction industry in Indonesia continues to grow in line with the increasing development of national infrastructure. The success of construction project implementation is highly dependent on the performance of contractor companies, which is influenced by various aspects, including labor productivity and the effective utilization of resources. This performance encompasses the company’s ability to manage and optimize various available resources, including labor, equipment and machinery, construction materials, work methods, as well as cost and time management. Medium-sized contractor companies play a significant role in this industry, as they frequently handle mid-scale projects with varying degrees of complexity such as mechanical and electrical installations in commercial and residential buildings. Although not as large as major firms, medium-scale contractors often face unique operational challenges, particularly in terms of workspace management. One of the primary challenges in construction projects is the limited availability of workspace, particularly in densely populated urban areas. These spatial constraints can hinder the efficient movement of labor, tools, and materials, thereby slowing down the production process. This research was conducted to analyze the spatial requirements for adaptive workspaces in medium-sized construction contractor companies. Effective workspace arrangement is a critical factor in supporting workforce mobility, material distribution, and the overall smoothness of the production process. Using both qualitative and quantitative descriptive approaches, data were collected through observations, interviews, and documentation of on-site construction activities. The findings suggest that adaptive workspace management is a strategic necessity for medium-sized contractors operating within spatially constrained environments. Functional and flexible workspace arrangements have been proven to improve the efficiency of workforce movement and material distribution. This study emphasizes the significance of workspace design approaches that account for activity patterns and adaptive needs to boost productivity and the effectiveness of project implementation, particularly in medium-scale projects within urban areas. These findings are expected to serve as a practical reference for similar contractors in designing workspaces that are more responsive to dynamic field operations.
